Sacramento, A Seller's Market? Who Knew...

 Ah... 24 hours, 3 offers, and a line out the door in the rain. Sounds crazy? Nope. That's just another day in Sacramento as buyers line up to see homes that are new on the market. It is true, Sacramento is beginning to become a seller's market. Many homes already have multiple offers within HOURS going on the market. In fact, one of my co-agents, listed a traditional sale home in Elk Grove and received 20 offers. He needed a box to carry them all. As a agent that works mainly with buyers, I have seen it all. Today, I showed a nice home in Arden / Carmichael with some issues. It was nice, 2600+ sq feet, 5 bedrooms, huge park like yard, open kitchen, a dream. Well, the buyer doesn't want to make an offer because he doesn't want to get into a bidding war. I tried to explain, if you like it, fight for it. That's just how it is. Five multiple offers at or above list price is common, even with short sales. A few weeks ago, I showed another duplex that didn't even have a sign yet on the property. There were a line of cars parked on the street all to see the same duplex. The listing agent told me that there were over 50 agents within a few hours viewing the property. Another... yep. This one a fixer. Well below the market value of the neighborhood. I know, I live in the area. Going for $69K went well above. I stood on the street talking to an investor. I can't tell you how many people and cars were once again on the street. Since I knew the listing agent, I told her that it was a scene at your new listing. So, if you are interested in a house, as Nike says, "JUST DO IT", but do it now. Nancy
