    If you routinely drive on El Segundo Blvd. just west of the 405 Freeway, as I often do getting in and out of Del Aire, you have been driving past the dead construction zone branded 360 at South Bay on El Segundo Blvd. at the corner of Aviation.  This was an ambitious project which barely got off the ground a couple of years ago, only to be put on hold by the builder, Williams Lyon Homes, as the housing market experienced a dramatic cool-down locally from 2007 into early 2009.

    However, earlier this year 360 at South Bay on El Segundo Blvd. re-opened their sales office and re-started construction.  I recently had the opportunity to visit with the sales staff and tour the project.  The project’s target market seems to be young professionals who lead active lifestyles.  Taglines such as “Between boards rooms & board shorts” & “Between the city and the sea” proliferate their marketing and advertising.  Currently Williams Lyons is selling two somewhat different types of homes within 360 at South Bay on El Segundo Blvd, The Flats and The Court.

    As you would expect, a newly constructed community of this size comes with its array of amenities.  Williams Lyon attempts to duplicate create a hub of recreation for community residents with The Center.  The Center is basically the collection of amenities laid out in about 2 ½ acres at the epicenter of the community.    There are 3 pools, waterfalls, an outdoor fireplace, built-in modern stainless steel barbeques, and contemporary style lounge furniture.  At least at this point prior to move-in, the poolside area is a bit reminiscent of what you might expect to find poolside in one of the more modern Vegas or Palm Springs resorts.  Beyond the pool area you will find bocce courts, a basketball court, and a paddle tennis court.  It seems silly to not have gone all out and found the extra square footage area to build a regular tennis court instead of the paddle court.

    If the elements force you inside at The Center, you will find an upscale sports-bar style billiards lounge w/ flat screens, large leather couches and cocktail tables.  There is also a larger party room that can be reserved for private events.  The party room is off of a large catering kitchen to help simplify getting food in for your private party.  Upstairs you will find The Rec, the builder’s name for the fitness center which includes free weights and cardio machines.  The Rec also has great views of the poolside area downstairs, as well as separate locker rooms for the guys and the ladies.

    HOA fees for 360 at South Bay on El Segundo Blvd. are tentatively scheduled to range between $000 and $000 monthly.  However, the builder is offering to pay your first year of HOA dues.  William Lyons is also quick to remind that even though the Federal $8,000 tax credit has expired and the California $10,000 First Time Buyer Tax Credit is quickly running out, buyers can still take advantage of the California $10,000 Tax Credit for New Construction Properties.

  • Homes in Wiseburn School District

    Homes in Wiseburn School District would be located in one of the following seven neighborhoods and communities:

    Del Aire : Del Aire is an unincorporated area of Los Angeles County west of the 405 Freeway and east of Aviation Blvd, that begins in the south at El Segundo Blvd and runs north to the 105 Freeway.  While the area north of 120th St. is sometimes referred to as North Del Aire and actually has it’s own zip code (90304) with an Inglewood mailing address, both areas’ homes are in Wiseburn School District. Homes north of 120th St. were mostly built around 1940-41 and homes south of 120th St. were mostly built in 1950.  Homes in Del Aire typically start around $400k and range up to the mid $500’s.

    East Del Aire : East Del Aire is an unincorporated area of Los Angeles County east of the 405 Freeway and west of Felton Ave.,  that begins in the south at El Segundo Blvd and runs north to 120th Street.  These homes are in Wiseburn School District and were mostly built in 1944.  They typically sell from the upper $300’s to the mid $400’s.

    Northwest Hawthorne (a teeny-tiny section) : A tiny section of the City of Hawthorne east of the 405 Freeway and west of Felton Ave., that begins in the south at 120th St. and runs north to the 105 Freeway.  Most people don’t realize it, but this area’s homes are also in Wiseburn School District. This area is the most eclectic of all neighborhoods in Wiseburn school district.  You can find homes in this area as low as the high $200’s up into the $500’s.

    Wiseburn : Wiseburn is another unincorporated area of Los Angeles County east of the 405 Freeway and west of Inglewood Ave, that begins in the south at Rosecrans Ave. and runs north to El Segundo Blvd.  Excluding the “orphan streets” of 139th, 140th, 141st, and 142nd, this area’s homes are in Wiseburn School District. Most houses in Wiseburn were built in the late 1940’s to 1950. Smaller 2 bedroom homes usually sell in the mid to upper $300’s.  3 bedroom homes usually start in the upper $300’s and can sometimes sell all the way up to the mid-to-high $400’s.  A newly constructed (2009) 2,900+ sqft 4 bedroom home recently sold for $620k.

    Hollyglen : Hollyglen is the most exclusive neighborhood incorporated into the City of Hawthorne.  The Hollyglen area can be found west of the 405 Freeway and east of Aviation Blvd, beginning in the south at Rosecrans Ave. running north to El Segundo Blvd.  Hollyglen’s homes are in Wiseburn School District.  These homes were almost all build between 1954 & 1955 are typically 3 bed/2 bath, and normally range from the low $500’s to the mid $600’s.

    Fusion : Fusion is private gated community of 280 modern style townhomes. The entrance to the community can be found on the east side of Aviation Blvd. south of Rosecrans Ave at 149th Place.  Fusion is incorporated into the City of Hawthorne and its townhome style homes are in Wiseburn School District.  Sales prices over the past year range from the low to mid $400’s for 2 bedroom units to the high $500’s for 4 bedroom units.

     


    Marine Village & Oceanaire Village : These are two smaller townhome communities on the north side of Marine Ave east of Aviation Blvd.  While these two communities technically are in the City of Hawthorne, they are adjacent to Redondo Beach across Marine Ave and Manhattan Beach across Aviation.  Marine Village is made up of 43 different four-bedroom town homes in Wiseburn School District. Homes in this community, built in 1994, currently range from $575k to $600k.  Marine Village’s little brother, Oceanaire Village, consists of just 8 three-bedroom units built in 2000.
