Rental Basics: Landlord Requirements
Your typical landlord will want to hold first months rent as a deposit on the unit to take it off the open market. In addition to this, most landlords will require last months rent and a full security deposit to secure the unit. This does not factor in credit checks (typically $10 per applicant) and the brokerage fee (typically one months equivalent rent). Nearly all of Boston's apartments are secured by using an Agent and paying a fee. It is very rare to see a "No Fee" apartment in Boston.
