Things men and women like in homes when purchasing



Ever heard the saying men are from Mars and women are from Venus? Well men and woman can see things a whole lot different when deciding on buying a home.It is true that many couples buy a home together and the woman usually has the last word as to if it's a go or not. 2/3 of buyers are couples.

Nowadays many single , unmarried or divorced women are buying property on their own. The number of women buyers has increased all over the country. Not all of these women are looking for single families either. Many want a condominium.Regardless of the type of property, there are certain things a woman will look for when she is ready to put pen to paper to purchase. 82% of buyers are women.

Men look at the structure, roof, electric panel , furnace and hot water tank. They like to see sheds on the property or a garage. Men measure ceiling height and shower height. They like smart homes with the latest and greatest gadgets built in. A already made man cave can impress a guy. Most want a space to themselves. A place for just the guys to hang out and shot pool, play darts , watch the game  etc.. So clear out space in your attic or basement and make a area that would speak "mancave" . Thrown in a  tv,a card table, comfortable chairs and couch and a new mini refrigerator. 

Ladies love closets. The more the merrier. It's important to them to have a large closet in the bedroom. They fall in love with organized closet space and drool over closets with California Closet organizers.  Lets face it, most women love clothes and shoes and need a large space to hang and display these items. If you are getting ready to sell, clean out the closets, organize them. Make them look as big as possible and think about installing some type of organizers. Great in kids closets too.

Women look at colors closely. They want clean , fresh , trendy colors. If your home has wild and crazy colors or colors left over from the 70's, 80's and 90's - forget it. Single woman tend to go for ready to move in colors on the wall. They can't or wont' paint and may not want to hire someone.
Men don't care too much for paint. They can usually repaint .It's not that important to most.

Over to the living room. Most buyers are looking for wood floors. Both men and women like wood flooring in living room , dining room , bedrooms and hallways. Carpeting is out. If you are thinking about redoing your flooring, make it wood , not new wall to wall.

In the kitchen , most men don't care or fuss too much unless they are a chef. In the kitchen , make it sparkle . Shiny is good. Clean lines, lots of counter space, lots of cabinets in good shape can sell a home. Pantry's are a plus for bulk items and dry goods. Be sure to have good lighting in the kitchen when you are selling.Tile flooring or wood flooring is best in  the kitchen.Vinyl is out.

Bathrooms, always need good lighting. Double sinks in masters are very trendy. Spa showers are popular with many ladies. Men may not care too much about  a tub but almost everyone would enjoy a multi jet shower or at least a generous sized shower with a rain shower spout.Create a spa like feel in the bath when ready to sell with lots of puffy bright towels, candles , fancy soaps etc..Tile or wood flooring is best in kitchen . Vinyl is out. If the master bath does not have a tub, make sure a second bathroom does.Important for ladies and families with small children.

In the bedroom , space is a must. Create a space that both men and women will like. No girly colors. Thats a turn off to men buyers. Quality comforters and bold color pillows work best. Nightstands on each end. Make sure to display a dresser and a highboy so that couples know all there furniture will fit.Painted murals on childrens wall won't work to well for new buyers. Paint over them.

Finally - Outdoor space. Everyone wants to have outdoor space. Even if its just a small balcony. Set up a out door space for relaxing after work with a couple of chairs and a table. Add a grill . If in a condo - check your docs first. Outdoor grilling space is important especially in summer. Decks and porches are popular so dress them up. Screen porches and decks are becoming popular again. Try to create a bug free outdoor space for buyers. Firepits are fun for families. Buy a small inexpensive one to place in the yard when ready to sell.
