Do You Like Buying Someone Else's Problems????


"The resale housing market is full of bargains" - that is what we have all heard and read lately.  But is it really a bargain to buy someone else's housing problem???

Isn't it similar to buying things at a garage sale?  After all doesn't the same "As-is-where is" disclaimer apply to the resale foreclosures and short sale homes in Nevada.

While it is true that resale foreclosure and short sale homes are cheaper upfront than a new construction home; are they really cheaper in the long run?

If you buy a resale foreclosure or short sale property chances are that you will need to put money into this property to make it the home of your dreams.  You should plan on spending anywhere from a couple of thousand or more after closing. 

There will also most likely be unseen repairs that are needed.  Even if you purchase a Home Warranty it would cover just the basics and if maintenance being done could have avoided the problem then your claim may not be covered at all.  If you are buying a resale property that has been standing vacant for some time chances are that routine maintenance has not been done.

New homes offer energy efficiency that an older home can not compete with (especially if the builder is Energy Star qualified).  This saves hundreds of dollars per year for the new homeowner on utilities alone.

When you purchase a new home the builder usually has some incentives and/or special financing that you can take advantage of.
You also get a warranty that covers pretty much everything for the first year - and continues to cover many things for up to 10 years.
You also get to personalize your home so it is exactly the way you want your dream home to be. 

Many builders have standing inventory homes that are either built completely or to a dry wall stage so you could move into the new home within as little as 30 - 45 days.  Try doing that with a foreclosure or short sale.

You are right about new homes, but sometimes the buyers have no choice-in area of their interest, recently built homes do not exist or if they do-can be out of their price range.

I know what you are saying but many of my Realtor Partners have found that most of the time we can find something pretty near to where the buyer wants to be. Our pricing starts at $109,950 and with the special financing rates we offer I have been able to get buyers who qualified for $110,000 retail with their lender to qualify for $140,000 with my lender.

I also agree that new homes may be priced a little higher; I like to compare this to the difference between buying a Dell computer and an Apple computer.....The Apple is a little higher priced but you get a lot more for your more money, including piece of mind on your warranty.
