What to Know Before You Start Building a Home
You have a parcel of land, you may even have plans drawn up to build, but there are two distinct and separate hurdles left in your way:

2.Â Coastal Commission
Building a home requires proper preparation and a team/army of individuals.Â I recommend to my clients they seek out planning specialist who have worked with the City and Coastal.Â Â Often, these individuals are different as planning specialist for the City are very different from planning specialist who work for Coastal.
The process begins at the City level and once you are approved to build, next stop is the Coastal Commission composed of twelve voting members, appointed
by the Governor, the Senate Rules Committee, and the Speaker of the Assembly along with an Executive Director.
It is very plausible you are able to get through the City and hit a roadblock with Coastal, that is why the proper team and specialists are paramount to get your plans approved before you spend too much time or money going down a road which might dead end.Â This is a common pitfall of first time builders.
