  • Exclusive Pocket Listing in Hollywood - Get It First Here

Posted Under: Home Buying in West Hollywood, Home Selling in West Hollywood, In My Neighborhood in West Hollywood  |  March 15, 2012 11:30 AM  |  1,126 views  |  No comments

Shhh... L.A. Junction is officially covering a not-yet-on-the-market pocket listing. I was there at an exclusive house showing today and it is just unbelievably nice. It's the newest project from the Eastside L.A. revered Mod-Op Design. Yes yes... you're welcome readers.

This is a simply stunning transformation of a Spanish architectural style home centrally located in the Beverly Grove neighborhood just minutes and easy walking distance to some of the best restaurants, nightlife and shopping in L.A.

Once you get inside you see an eclectic blending of impressive original details with modern updates, this thoughtful renovation is sure to impress even the pickiest of buyer. You've got an old school wooden dolly converted into a living room glass table, a 1920's camera tripod converted into a lamp; really just some of the most unique style and architecture you've ever seen.

You can relax and entertain in the spacious living room with a gorgeous open beamed vaulted ceiling and wood-burning fireplace. And the kitchen is brand spankin' new featuring top of the line Viking appliances and custom cabinets.

Three spacious bedrooms offer numerous possibilities including room for home office and guest space. Both bathrooms feature lovely Granada floor tile while the master bathroom has a claw foot bathtub and double sink vanity with Caesarstone counter top. Every single feature and renovation is tasteful, quality, and unique. Really good stuff here.

An enclosed backyard is the perfect spot to relax in the sun. Fully hedged and gated front yard along with a video intercom system gives a great sense of privacy. All this plus brand new central AC/Heat, upgraded electrical and plumbing, a 2-car garage and new oak hardwood floors.

The place was built in 1927 with only two prior owners. This really is a treasure to be appreciated and loved by a lucky new buyer.

Hope you all enjoyed this L.A Junction exclusive!

  • Elevator in House. Need I Say More?

Don't be fooled by this modest exterior. This is an unbelievably swank Beverly Hills estate.

P.S. Here at the L.A. Junction we are fluent in sarcasm. So modest exterior really translates to "holy cr@p this house is insane, wait 'till you see the inside."

So check out this spectacular 10,000 sq. ft. contemporary Mediterranean home, built in 2007, with a grand entertaining space, fine custom finishes, 7 bedrooms, a ground floor ballroom (yeah, like Beauty & The Beast style), a spa and a waterfall.

Is that a built-in spa? Yes, yes it is. And the ridiculously ornate features just keep on coming.

So you've got a main level with a grand foyer, double height entry surrounded by light filled formal living, sitting, family, dining rm, 2 powder rooms perfect for large scale entertaining and an open eat-in kitchen with a giant island. It also looks like it was carved by the mighty Zeus himself whilst battling boredom.

Quintessential Beverly Hills. It's also got a grand staircase leading to an elegant master bedroom with an exquisite marbled bath.

Is that a flipping elevator INSIDE THE HOUSE?! Yes. Yes it is. You're really not in Kansas anymore Dorothy. I mean... unless $7 million mansions with elevators inside exist on the farm. I doubt it.

Come to think of it, that sounds like an awesome farm. Ride a pony, till the land (yes I said till the land), then hop in your elevator to your giant palm tree viewing bedroom. Sweeettttt. Alright, daydream time. Bye bye.

That's right... it's still over $5 million swagtastic week. And today we honor the great Weezer song with this unbelievably awesome house for a very famous person. That's right... keep reading.

This is a rare A. Quincy Jones Tennis Court Estate. Newly restored in 2005 and pristinely cared for. No... not that Quincy Jones. Not the music mogul. But equally talented in architecture, posthumously awarded by the FAIA. Check it out.

    God Bless America indeed.

This single story sprawling home sits on a flat 1.2 acre street to street lot. Lush grass and manicured gardens lead out from every room. A chefs kitchen, separate butler's kitchen, sushi bar and wine room facilitates easy flow for entertaining.

You've got your spacious living room, family room and dining room all lead out to a generous terrazzo open outdoor living space.

There's also a large private master wing includes a fireplace, relaxation room and luxurious baths. Three other bedrooms besides maid's quarters complete this tranquil modern home. Do yourself a favor and check out all the pictures.

Hey Architecture Nerds! You might like this one. TakeSunset sure did!  It's the Norton House, designed by Buff and Hensman, in 1954.  Don't ask me why it's called the Norton House.

I wonder if it's named after Edward Norton?  Probably.

It's kinda like a time capsule in here.

They sure don't put fun chicken and fish mosaics up in every house these days.

Ok, this child's bed is super cute.  Love it.  But its placement in this picture seems creepy for some reason.  What is it?  That bust of Pinocchio, on the floor next to it, sure doesn't help the creep factor either.

Ah.  This room is nice and warm and non-creepy.  Just be sure to keep the doors locked--I don't trust that Pinocchio, whether he has legs or not!

Oh look, a steam runs through the property!  Personally, I'd throw that bust of Pinocchio in the water--right now.  And hope he doesn't come back, like Chucky.

  • A Look Back

Posted Under: Market Conditions in Los Angeles, Home Buying in Los Angeles, Home Selling in Los Angeles  |  April 28, 2011 2:30 PM  |  730 views  |  No comments

Remember these four fabulous homes?  Well, now they're bringing joy to brand new owners.

Romantical 1517 N Beverly Drive just sold, on Friday, for $1,415,000--$20 G's over asking price.

4778 Cromwell This flavorful Los Feliz beauty closed last Thursday at $2,200,000.

Another cool Los Feliz property, 3604 Lowry, sold yesterday for $1,237,500.

And then there's, 9050 Oriole Way.  It sold earlier this month at $14,500,000, but, no, not to Charlie Sheen.

By the way, where is he these days?  I haven't heard from him since he made like "Fat Man" and bombed in Detroit.

Though these bad-ass homes are now taken, don't look back in anger.   There will always be awesome properties available in LA.  (And Charlie Sheen will always mystify the hell outta all of us.)

Let’s take a look at this recently renovated home in Beverly Hills.  In July of 2010, it sold for $1,500,000.  Since then, it’s been pimped, and now it’s listed for $3,995,000.  Take a look at these before and afters, and tell us what you think.

This living room was given a little attitude with the new dark wood features and elaborate chandelier.

Here, the game room was punched up a bit with dark wood flooring, custom lighting, and completed with a wet bar and powder room.

Thank goodness this monstrosity was put out of it's misery!  In place of it, this massive, master bath suite is now equipped with a spa and exercise room, a walk-in dressing room with ample storage and closet space, and a sauna.

Here is the new in-home art gallery space!

This sharp, state-of-the-art kitchen opens to the family room and back yard terrace.

This 4 bed, 5 bath, home includes an attached guest house with a separate kitchen, bath, and a private entrance.

Located on a hillside double lot, this place is topped off with a spacious terrace that overlooks incredible sunset views and city lights, alfresco dining, and an OUTDOOR THEATER staged above a tranquil reflecting pool.
