AnalysisNo ambiguity in this report - sales are marching along in the Marlborough Condo market. I often feel condo markets are better for sellers (worse for buyers) in the fall, and we're definitely seeing that here. Condos available for sale are down, and sales are way up, almost 40% over six months. Average market time for Solds is falling, and also suggests a stronger market, as it looks to break lower than 120 days, which is very healthy.
There some new condos on Lincoln St, that are clouding the picture for the market in the actives time. There's a number of units with over two years of market time, but with the market heating up like this, those will likely start to sell too.

- Marlborough had 74 condominium sales (vs. 53) in the last 6 months, and 42 (vs. 29)condominium sales last 3 months
- Marlborough has an Average Market Time of 123 days (vs. 160) for SOLD condominium properties
- Marlborough has an Average Market Time of 269 days for For Sale condominiums properties
- Marlborough has an Average Sold Price of $157,270 for sold condos properties
- Average List Price per Square Foot: $132 (High $132 / Low $130 )
