Door County Real Estate For Sale: Market Update for April, 2013. The month of March, 2013, signified the usual mad rush to list for the spring Door County tourism season with 121 new listings in all categories (Residential, Vacant, Commercial, Condominium) entering the Door County MLS for northern Door County, described as Sturgeon Bay and north. April is on track to be an even bigger month for listing with 105 new listings recorded for northern Door as of April 20, 2013.
What does this mean? Not all listings are "new" listings. Several dozen will be "relists" with a new agent; or "back on market" after a winter hiatus. Most unusual are "new listings" that did not sell in 2012 coming back at the same price or higher in 2013. This is on the misconception that the market is gaining back equity more quickly than it actually is. While sales increased for the first time in 2012 since 2007, many of those sales were distressed, or had had significant price reductions over a period of time.
My new listings for March and April have included vacant land on Hillcrest Court (listed at $59,900--the Sellers paid $72,000), vacant land in Marshall's Point with over 300 feet of shore, a view unit at The Landmark Resort Condominiums, vacant land in the commercial center of Ellison Bay, shore cottages (2 on one lot) with over 200 feet of shore in Sister Bay, and a four bedroom home on Forest Lane in Sister Bay.
