It amazes me that with the lowest interest rates in 37 years, and median home prices nationally at near double digit declines, that more people aren't buying homes.  This is the best market for buyers that I've seen in my 23 year real estate career.

I can't help but think a lot of the reluctance we're seeing is due to fear generated from the inordinate amount of bad news regarding real estate and the financial sector.  I certainly don't mean to diminish the importance of these problems, but if one looks solely at real estate market current conditions, it's a great time to buy.  Even if the real estate market isn't at the true "bottom", one would have to think that it's so close as to be insignificant.
