    Here's a question I've gotten countless times:  "We don't have a lot of money to fix up our home before selling it.  Do you have any inexpensive suggestions?"

    Having worked with as many buyers as sellers, I sure do.

    My first suggestion is to deep-clean the house and "make it sparkle!"  I can't stress strongly enough how important this is.  Here are a few more tricks of the trade to help you get the most for your home.

    • If your master bedroom looks drab, add new linens, pillows and shams to brighten it up and add a little color.
    • Buy a bright colored shower curtain and rug to perk up a dull bathroom.  More importantly, replace old, worn looking plumbing fixtures if you have the money available.  If not clean off any mineralization with a vinegar solution.  Regrout or recaulk missing, chipped or discolored grout and caulk.
    • Eliminate clutter.  Remove extra photos, knickknacks, refrigerator magnets and other personal items.  Organize your cabinets and closets!
    • Clear off kitchen and bathroom counter tops.  Put away appliances.
    • Arrange your furniture so it focuses on your home's strongest feature. (It may be a view, a garden, flowers, or a painting.)  Remove excess furniture.  Create a "model home" loo, clean, attractive with well-placed items.
    • Dress up your rooms with attractive area rugs, pillows or framed prints.
    • Install new light fixtures if they're damaged or unappealing.
    • Paint your walls in neutral tones. I can't begin to count the number of homes my buyers have walked away from because of loud paint colors and wall paper.
    • Paint the front door if needed; shine up that doorknob; trim bushes and make sure the ouside landscaping is neat and clean.  Prospective buyers should feel good about your home before they ever walk inside.

    I always say, if you're not in a rush to buy or sell, stop and smell the egg nog.  Enjoy the Christmas Holiday Season with your family and friends.  But what about those of us who can't wait til the last touchdown on New Year's Day to sell our homes?  What about the folks who are hoping to find a new home under the tree on Christmas morning?  How many of us are shoveling snow, lots of it this December, to keep our walks clear for prospective buyers?  Well, for some of the greater Indianapolis area, quite a few sellers - and a few hardy buyers.
