  • Fishers IN Price Change Year over Year since 2006 - 2012

    I was asked to provide a year over year look at homes prices in Fishers IN.

    These figures represent homes sold from May 1 to July 27 each year.

    Snapshot of the middle of the market in Fishers since 2006 in the $300k - $500k range.

    SOLD:

    2006:  86 homes sold at $130 per square foot
    2007:  97 homes sold at $126 per sq ft
    2008:  70 homes sold at $124 per sq ft
    2009:  64 homes sold at $123 per sq ft
    2010:  81 homes sold at $117 per sq ft
    2011:  103 homes sold at $118 per sq ft
    2012:  77 homes sold at $115 per sq ft

    If you bought in 2006 while the market was in Full Tilt, chances are good you will lose money
    if you sell now.  The numbers above reflect the overall ... not any particular home or neighborhood.
    And of course, the numbers represent an average ... but that range has always existed just as quality
    differs from home to home.

    As always, the BEST homes in any market typically sell for the most money per square foot.   So,
    if you are contemplating selling your home,repair, clean, shine, neutralize should be your mantra.

  • Fishers IN Sales Comparison May/June/July 2011 - 2012

    We're well into the largest sales season of the year and it's time to make a few comparisons.

    Here in Fishers we are seeing some changes throughout the market from $220k and Up.
    The $200k and under market remains fairly unchanged, and while sales have lept up in the
    $200k - $300k market, the sales prices there are averaging the same at $99 per square foot.

    However, whereas the $1mill+ market in Carmel posted higher sales this year over last, the same
    market in Fishers is tagging 0, though 1 has finally pended at $1.6.  A sign of things to come?  We
    hope so.  There are 17 homes active at this price point now in Fishers.

    Homes in the $700-$1m price range are slightly lower in sales but Significantly lower in sold price
    per square foot.  Since there are still 24 homes actively listed and 2 pending, we hope we'll see an
    upswing in sales and price in the near future.

    There are 62 active listings in the $500-$700k category and 7 pending.  It may turn into a great year for
    sellers in this range.  Prices are already up by $5 per square foot.

  • CARMEL IN Home Sales UP over 2011

    Hello Fellow Carmelites and Those Planning to be,

    It's been a hot, dry summer here in Hamiton Cnty as it has been throughout most of the US, but buyers in Carmel are braving the heat, looking at homes and buying.  Sales have increased significantly over the period   5/1/2011 - 7/23/2011 - 5/1/2012 - 7/23/2012.

    Sales throughout Carmel from 5/1/2012 - 7/23/2012 show that the price of  upper end homes is climbing as well as the number sold - more than doubling in the $700k up category. 

    Sales slipped in the $500 - $700k category - by one tick.  And though sales were up significantly in the $300-$500k and the $0-$300k columns, price per sq ft remained the same for the former and slipped by $2 in the latter.  Some of the best homes in their competitive market have received multiple offers as buyers are rewarding those sellers for putting their homes in show stopper condition.  I have been involved in several multiple offer situations already.

  • Home Selling 101

    Here's a question I've gotten countless times:  "We don't have a lot of money to fix up our home before selling it.  Do you have any inexpensive suggestions?"

    Having worked with as many buyers as sellers, I sure do.

    My first suggestion is to deep-clean the house and "make it sparkle!"  I can't stress strongly enough how important this is.  Here are a few more tricks of the trade to help you get the most for your home.

    • If your master bedroom looks drab, add new linens, pillows and shams to brighten it up and add a little color.
    • Buy a bright colored shower curtain and rug to perk up a dull bathroom.  More importantly, replace old, worn looking plumbing fixtures if you have the money available.  If not clean off any mineralization with a vinegar solution.  Regrout or recaulk missing, chipped or discolored grout and caulk.
    • Eliminate clutter.  Remove extra photos, knickknacks, refrigerator magnets and other personal items.  Organize your cabinets and closets!
    • Clear off kitchen and bathroom counter tops.  Put away appliances.
    • Arrange your furniture so it focuses on your home's strongest feature. (It may be a view, a garden, flowers, or a painting.)  Remove excess furniture.  Create a "model home" loo, clean, attractive with well-placed items.
    • Dress up your rooms with attractive area rugs, pillows or framed prints.
    • Install new light fixtures if they're damaged or unappealing.
    • Paint your walls in neutral tones. I can't begin to count the number of homes my buyers have walked away from because of loud paint colors and wall paper.
    • Paint the front door if needed; shine up that doorknob; trim bushes and make sure the ouside landscaping is neat and clean.  Prospective buyers should feel good about your home before they ever walk inside.

  • Price Drop in Carmel Listings for December 2010

    Experience has taught me that December - January listings typically sell for about
    10% less than they would at other times of year.  This December is no different.

    In Carmel 72 homes have reduced their list price this month.  Some by as much
    as 11%.   Some by as little as 3%. 
    Typically, the lower the price point, the less
    downward movement the seller can afford.   19 homes priced from $200,000 -
    $300,000
    have dropped their list price.  15 homes priced from $100,000 - $200,000
    have dropped their list price.  The next largest segment to drop their list price is
    the $300,000 - $400,000 range with 14 dropping.

    But don't be fooled by blind statistics.  If you are selling a home, you must balance
    your needs and wants against the market forces around you.  Be aware of the
    sale prices in your neighborhood, primarily, while you are on the market.  Compare
    the price, quality and amenities of your home against other recent sales. 

    Have a happy and safe Holiday Season.  And remember, Carmel Police have
    stopped over 43,000 motorists so far in 2010.
      Take it easy on the Holiday
    toasts and have a designated driver.
