Price Drop in Carmel Listings for December 2010
Experience has taught me that December - January listings typically sell for about
10% less than they would at other times of year.Â This December is no different.
In Carmel 72 homes have reduced their list price this month.Â Some by as much
as 11%.Â Â Some by as little as 3%.Â Typically, the lower the price point, the less
downward movement the seller can afford.Â Â 19 homes priced from $200,000 -
$300,000 have dropped their list price.Â 15 homes priced from $100,000 - $200,000
have dropped their list price.Â The next largest segment to drop their list price is
the $300,000 - $400,000 range with 14 dropping.
But don't be fooled by blind statistics.Â If you are selling a home, you must balance
your needs and wants against the market forces around you.Â Be aware of the
sale prices in your neighborhood, primarily, while you are on the market.Â Compare
the price, quality and amenities of your home against other recent sales.Â
