Pricing Your Home to Sell



Probably the most significant challenge in selling a home in today’s market is setting the price. With home values lower today than they were three years ago, homeowners selling in this market must focus on “right-pricing” their home if they hope to sell within a 3-6 month window.

Right-pricing a home is serious business, and can mean the difference between selling and languishing. Savvy buyers are doing their home work, most often on the internet, before they visit the area. The problem with internet sites, is that one only knows the absolute amount of the sale, often the condition of the home  is not readily apparent.  Buyers may not be familiar with the specific home or marketplace but they feel they are in the driver's seat and often make demands that may sour a deal.

For the listing agent, whose role it is to get the best price for the seller, matching a seller's needs with market reality is a challenge and unfortunately not always possible.

We have a particular challenge here on the North Fork because we have an eclectic array of properties on the market it is often difficult to find a sufficient number of comparative home sales upon which to base a good opening price.  To successfully sell a home in any market, a partnership needs to be forged between the seller and the realtor based on trust and confidence.  They have to work as a team, crafting a marketing plan, executing the plan and modifying the price and conditions as results are evaluated over time.
