A total of 47 sales were made in the South Portland ME residential real estate market during the 1st quarter of 2012. The quarterly sales volume was 20% lower than the previous quarter, and 9% higher than 1st quarter of last year. South Portland ME real estate sold at a median price point of 130K which was down from 202K in the 1st quarter of last year. The median number of days on the market for homes in South Portland was 78 – up both year over year and compared to the previous quarter.

During February 2012, 1 residential real estate transaction was made in Damariscotta Maine. This home had been on the market for 582 days – compared to the median 169 days on the market for homes sold in 2011. No homes were sold in January 2012, so the limited amount of sales data makes it impossible to draw conclusions about trends with Real Estate in Damariscotta so far in the 2012 year.

It is, however, possible to draw conclusions about the beautiful weather in Damariscotta this week! Of the 52 homes available in February 2012 in the Phippsburg real estate market, just 1 was sold. This was identical to the number of sales in last February, although the sales volume had declined since January 2012. With few homes sold in either month, it is not meaningful to draw any conclusions about this monthly decrease. Homes which were sold in February in Phippsburg ME were on the market for a median of 285 days. Phippsburg homes were priced at a median of 432K.

For January 2012, 12 homes were sold in Westbrook Maine. This was a 100% monthly and yearly increase in sales volume compared to last January. The median price of homes and condos in Westbrook was 161K, which was up 3% from December 2011. The average number of days on the market for residential real estate in Westbrook that sold in January was 115 – down from last month.

During the month of January, 7 Yarmouth Maine homes sold. This is a 75% increase in the number of homes sold moth over month. Average number of days on the market had decreased by 56% when compared to the previous month, and 68% year over year. At a median price point of 440K, Yarmouth ME homes sold at 25% more than last year during the same time frame. Inventory is down, with just 49 homes for sale in Yarmouth at the start of this month.

In Boothbay Maine a total of 34 homes were sold during the 2011 year at a median price of 221K.  This reflected a median price drop of 15% since the 2010 year, as well as slightly lower inventory sold year over year.

Just 2 Bath Maine homes for sale were sold during the month of November. This was an 82% decrease in sales volume year over year, and a 75% lower than last month. The average price of a home in Bath Maine sold during November was 100K. This was 40% less than November 2010. The average number of days on the market for homes that sold in Bath was 113.
