WHEN YOU COLD CALL SOMEONE or SPEAK with a caller do you make sense?

I have received two calls this week  from whoever for potential business development.... for the life of me I have no idea what these people wanted ?... !... ?

1. 1ST CALLER - spoke so fast I had no idea what she was communicating asked her twice please slow down FINALLY I gave up.
2. 2ND CALLER - Made zero sense to me ... I asked again ... still made zero sense to me ?... !... ? even asked if it involved real estate ? ...!

CLOSING STATEMENT:

• No matter who you are communicating with IF potential home buyer / tenant/ property owner do you listen how you convey your message in order to capture the business.
• Do you speak so fast the listener no idea what you just communicated
• Does your response tie into the point of their call ? 
• Or does it leave the caller OR person you are cold calling scratching their head of what was the point of the call ?... !... ?... ! ... ? 
• Applies to any business whether it is real estate or not
