The Most Valuable Home Improvements for Luxury Homes in Broward County

All home improvements are not created equal.  The renovations completed on Broward County luxury homes have a huge impact on resale value and sell-ability.  According to the 2011–12 Cost vs. Value Report, major kitchen and bath remodels deliver the highest level of return on your investment.

    ·         A gourmet kitchen renovation could cost over $100,000 but the average recoupable cost is 62 percent.

    ·         A luxury bathroom remodel might run about $50,000 but over 50% of that will be recoupable.

    ·         A luxury bathroom addition will cost closer to $70,000, however, you can expect a renovation of this level to add at least $40,000 to the value of your home.

This information is based on data compiled within the South Florida area.

    Showered in Luxury

Luxury home buyers have come to expect certain features when searching luxury homes in Broward County, FL.  A gourmet kitchen, marble or granite surfaces, custom wine cabinet or cellar, butler’s pantry, formal dining room, crown molding and coffered ceilings have come to be expected.  But one space that almost always has room for improvement is the master shower.

Although this space is used every day, it’s often over shadowed by the impressive quality of the overall ensuite.  However, creating a custom luxury shower will undoubtedly make your listing stand out from the competition, and leave a lasting impression on potential home buyers.

When designing your luxury shower, bigger is better.  And while unique is good, exotic may not.  Focus on creating a spa-like atmosphere with earth toned tile and/or stone with steps and bench seating.  Use a glass enclosure to allow plenty of natural light to sweep into the space.  Another idea:  install speakers into the shower walls.  Then complete the spa-effect with multiple shower heads and body sprayers.

As an artistic addition, consider creating a mosaic or similar effect.  You can also use an etched glass for the enclosure to add a touch of drama.  Polished nickel fixtures will give your luxury shower a classic, elegant appearance – similar to what you would find in an upscale spa – and will not detract from the more prominent features.

Once completed, this luxurious space will become a favorite for homeowners.

Selling a luxury home is a sensitive process that requires the expertise of Broward County Realtor with a comprehensive understanding of this unique market.  Loriann M. Harrison is a full-time real estate Broker-Associate, a multi-million dollar producer, a Certified Luxury Home Marketing Specialist (CLHMS), and member of the Institute for Luxury Home Marketing, a real estate trainer and a resident of SW Broward County Florida.  She is also an Inventory and Marketing Specialist and Certified Distressed Property Expert, (CDPE) specializing in assisting clients in selling distressed properties as Short sales.

According to the 2011–12 Cost vs. Value Report, conducted in cooperation with REALTOR® Magazine and NAR’s HouseLogic.com, certain remodels and home additions can really add to the value of your Broward County, FL home when it comes time to sell. An important thing to keep in mind with any remodel: if you are making major improvements that you and your family will enjoy while occupying the home, then the added value cannot be measured in dollars alone. And if you are remodeling for investment purposes, be sure and consult with your real estate professional  prior to beginning the work so they can provide guidance and insight into enhancing the marketability of the property, while keeping costs within your target budget.

Here are some examples of midrange remodels and the average recoupable costs:

    ·         A steel entry door replacement averages about $1,072, but 92.2% of this amount will be recouped.

    ·         A backup power generator may cost about $14,000, but 85.4 percent of this cost that will be recouped.

    ·         Window replacements will run you between $10,000 and $12,000, but the portion recouped is between 80 to 84 percent.

    ·         A minor kitchen remodel averages just under $19,000, while the cost recouped averages just below 80 percent.

    ·         A major kitchen remodel could run you well into the mid $50,000’s, but the recoupable amount is just over 70 percent.

Here are some examples of upscale remodels and the average recoupable costs:

    ·         Replacing the roofing may run over $30,000, but the recoupable amount is about 80 percent.

    ·         Upscale window replacements could cost between $13,000 and $18,000, but the average recoupable amount is between 73 and 78 percent.

    ·         Replacing your garage door averages just below $3,000, but the portion of this expense that is recoupable is just over 70 percent.

    ·         A major, upscale kitchen remodel could cost over $100,000, but the average recoupable cost is 62 percent.

This information is based on data compiled within the South Florida area.

Broward County Luxury Condo Renovation Tips

June 6, 2012 - Luxury Condominiums in Broward County are in high demand.  And due to limited supply, increases in home prices and low mortgage rates, homeowners have a great opportunity to sell to a very eager pool of consumers.

Whether you are ready to list your Broward County luxury condo for sale now or down the road, here are some great home improvement tips that every luxury condo owner will appreciate:

    Windows

A wall of windows appeals to buyers for two primary reasons:  natural lighting and the illusion of a larger space.

    Custom Built-ins

This doesn’t need to be anything over-the-top.  Simple window seats or built-in bookshelves will add organization to any space – and will appeal to any buyer.

    Large Doorways

Make your doorways as large and wide as possible, preferably to the ceiling, and highlight them with wide molding, a transom window, or side lights.

    Work Space Walls

Instead of letting all of that fabulous wall-space go to waste, create custom wardrobes, desks and dressers that are built into the wall.

    Large Scale Flooring

When it comes to floor tile, bigger is better.  Another idea is to install the tiles on a diagonal.

    Hallways

Keep the flow throughout your luxury condo in Broward County by painting accent walls, or hanging a large painting.

    Appeal to the Senses

Now that you are ready to show your beautiful condominium, turn on some soft music, open your windows and French doors, set-out fresh flowers, and make sure all of your surfaces are polished and clean.
