Broward County Appeals to Young IT Professionals

Broward County luxury homes are about to get a boost as the county looks to appeal to more young, successful IT professionals.  Plans to broaden the amount of technology related employers and luxury amenities are already underway and will provide residents with excellent schools, reliable public transportation, vibrant culture and an active lifestyle.

"If you have MIT students who are coming to visit their grandmother or hanging out east of 95, they don't see a lot of businesses with [Blackberry maker] RIM or IBM logos during their visit. They're not downtown or in high-tech areas," said Bob Swindell, president of the Greater Fort Lauderdale Alliance – the development group working to recruit and nurture high-tech firms in Broward.

Broward currently fields a telecom cluster in Sunrise, and local schools are also assisting the effort by collaborating with businesses to provide training and certifications in IT fields.  "Work in the Cloud, Live in the Sun." is a slogan created by South Florida Technology Gateway, which focuses on the high quality of life that the region offers residents.

Hoping to grow its reputation as a trendy, upscale community, county officials are taking development cues from Austin, TX which grew during the 1980’s when the University of Texas, Sematech and Dell headquarters opened there.

"How do we get there? We work together," said Christopher Malter, a management consultant who co-chairs the Tech Gateway. "If it takes five years or 10 years, fine. Then, we'll be there."

Condos for Sale in Broward County, FL

The number of condos for sale in Broward County, FL is about to get a very large boost.  In fact, the entire southern coast of Florida is going to experience a significant increase in growth.

The newly opened 23 Biscayne Bay condo, in the Biscayne Boulevard Corridor just north of Downtown Miami, has already sold 46 units of 96 residential units in the 18-story tower as of June 18, 2012.  Based on the rapid success of this condominium’s sales performance, its developer – the Melo Group – plans to develop as many as four new towers in South Florida.

In addition to development projects proposed by the Melo Group, there are an additional 45+ towers with more than 7,600 units that have either begun construction, or will soon begin construction.  These towers will be built along the coast in Miami-Dade, Broward, and Palm Beach counties.

In addition to condos, developers are also planning on building apartments that will be converted into condos down the road.  The reasoning behind this is based on the strength of the rental market throughout Broward County and South Florida.

Investors for these developments are coming from overseas – primarily Argentina and Turkey – who paid $336 million to control a pair of oceanfront development sites.  These luxury condo real estate sites are the Bal Harbour Club and the Surf Club in Surfside.

In Broward County alone, developers are planning to build five new towers with about 800 units in Hallandale Beach, Hollywood and Fort Lauderdale Beach.

Luxury Home Sellers Have the Advantage in Broward County, FL

Affluent households with net income over one million dollars experienced an increase in net worth from 2007 to 2010 – this according to a recent report released by the federal government titled, “Changes in US Family Finances from 2007 to 2010:  Evidence from the Survey of Consumer Finances”.  The top 10 percent of households enjoyed a 1.9 percent increase in wealth.  This increase is also consistent with High Net Worth Individuals and billionaires in the United States.

A good portion of these consumers have remained relatively conservative with respect to their real estate endeavors, due to the instability of the economy.  However, real estate economists and billionaire investors, like Warren Buffet, have publicly announced their belief that an economic rebound is just ahead of us.  For this reason – along with supporting market data – affluent consumers are stepping back into the real estate buying circle.

Prime luxury properties are in high demand, especially in highly sought-after areas like Broward County, FL.  Luxury homes are receiving multiple bids from eager buyers who are ready to take advantage of historically low mortgage rates and enticing real estate values.  Luxury home sellers are now gaining an advantage as the market begins demanding higher home prices.

If you are interested in selling your luxury home in Broward County, contact Loriann Harrison for a complimentary and confidential consultation regarding your luxury home’s value.
