The Emergence of Cash Buyers in Lee County, Florida

Gone are the days of assisting buyers with pre-approval matters.  Credit is so tight, as are the banks, that unless one is in the highest credit category, trying to obtain a loan may be futile.  Most buyers who are planning to finance already have the pre-approval.  But, many of my latest buyers do not intend to apply for a loan.  They are cash buyers.

Of the 6,474 homes sold in Lee County between Jan. 1 and May 31, almost 60 percent went to cash buyers. The proportion of cash buyers is even higher on foreclosed properties. About 64 percent of bank-owned properties are going to buyers with cash.

Cash buyers may have an advantage over pre-qualified one, for a cash deal's quick transaction period makes it more appealing to the Bank than an offer from a financed buyer.

Competition for inexpensive property is becoming extremely competitve and homes sales in Lee County, Florida are skyrocketing.

That's not entirely true Lloyd....one does NOT have to be of the "highest credit rating" to be financed, but the guidlines have tightened....all that means is the loan officer and the client simply have to jump though a few more hoops to get the deal done. So if you have just a couple of "dings" on your credit....all is NOT lost=)

Tim: I have been told that its a bit tough to get some financing if you have a credit under 680. My point was more about the fact that cash is king in short sales and foreclosures. There are dings and dings and perhaps you are a more resourceful loan officer then some others. I will keep your name for my next buyer.
