    Real Estate HIGHS AND LOWS – La Verne, CA – February 4, 2014

    Okay, so here is today’s report for the La Verne, CA Real Estate Market.

    SINGLE FAMILY RESIDENCE

    Lowest Priced Home   $     275,000

    Highest Priced Home  $   1,698,000

    Average                      $     550,000

    Active Listings    27

    Sold This Week  6

    New Listings This Week  5

    WHAT THIS MEANS TO YOU:  You now have more information about what’s happening with the LA VERNE REAL ESTATE MARKET so you can make an informed decision on whether this city is right for you and if the prices fit into your budget.  The average price in LA VERNE this week is $550,000 which is higher than before.  Prices have risen considerably in this city over the past year and are expected to rise a bit further during this coming year.  If you are thinking of  LA VERNE as your new hometown, now is the time to buy!

    The other thing you can learn from this information is the saturation rate of the existing active real estate listings.  The saturation rate is determined by the amount of sales in a week and the number of listings available for sale.  So in this case, there are 27 homes being actively marketed by Realtors for sale.  If you divide those 27 by the number of homes sold this week, in this case 6, you have your saturation rate.  This means that if you placed your home on the market to sell you can expect it to take approximately 6 weeks to sell your home.  That is if no other listings come into the real estate marketplace during that time.  This past week there were 5 new listings.

    HOW THIS AFFECTS YOU:  If your price is competitive and your home is in relatively decent shape you can have it sold in as little as one day or as much or more than the 6 weeks.  It also depends on the agent you are using.  The more aggressive your agent’s marketing plan is for your home, the more exposure your home gets and you can see that would have a great impact.  It truly helps to have an agent that has an existing web presence since most people start their home search online.  On the other hand, if you use someone who merely puts your home on the MLS and does nothing more, it will most likely take a little more time to sell.

    If you are a buyer, this means you have a smaller selection to choose from. The prices have risen and the interest rate is in flux, so you may have a good chance to get your offer accepted due to the lower amount of qualified buyers. And with the new tighter guidelines for lending, this knocks out quite a few people who could buy before, giving you a much better chance of getting your dream home.

    So if the same holds true for CONDOS, then it would take approximately 5+ weeks to sell your condo or townhome. I added the plus because no condos or townhomes sold in the past week making it a bit toughh to tell exactly how long it would take to sell.  And a buyer has  a mere 5 to choose from right now.  It seems that during these trying economic times, people are really not doing much in the way of buying or selling condos.

    La Verne Market Watch - May 24-30, 2013

    Okay, so I know I have been away for a couple of weeks, but I was visiting my son in NoCal. It was his birthday and he was commissioned as a youth pastor at a church while we were up there.  Such an exciting time in his life!

    Now, let's get down to it.  This week in La Verne only 7 new listings came on the market.  It looks like folks here in La Verne are not getting the news about price going up, up and away! It seems that people who have put that move on hold for the last few years would want to think about starting that process now!

    There was 1 home that went pending (into the escrow process) and 7 soldhomes this past week.  One listing expired and 5 more have gone into back-up which means an original offer has been accepted and they are simply taking back up offers in case the first one backs out or falls out.  Pretty smart in these crazy real estate times.

    So in recap, only 7 homes came into the La Verne market and when you take into consideration the 5 backup, 1 expired, 1 pending and 7 sold (a total of 14 off the market) you can see that La Verne is still at a slower pace and yet a sellers market.

    La Verne Market Watch - May 8-14, 2013

    Okay, so the last statistics have proven to you that it is definitely a SELLERS MARKET. But the trend is continuing here in this week's La Verne Market Watch.  

    Last week, there were a total of 5 new listings.  Less inventory means higher prices and makes it a sellers market in La Verne.  When you compare this week's 5 to the 6 sold homes it shows you that this is definitely still a sellers market in La Verne, CA.  la verne park

    What does this mean to you if you want to sell?  This means that your home will be sold in a short period of time and many times will sell for more than the asking price.  Naturally, this doesn't mean that you can price your home high and expect the same results.  But that's another whole blog.  This whole environment can cause bidding wars which can make the price of your home increase by quite a bit.

    There were 1 price changes, and 4 more have gone into back-up status.  Back-up status means that the home has an accepted offer but for some reason they are preparing in case the buyer backs out, or for some other reason like a short sale waiting on the bank's response. And when you figure in the 2 that went pending (into escrow), that's a whole lot more properties than came on the market this week.  

    So, in recap, 2 pending, 6 sold, and 4 into back-up for a total of 12 homes off the market.  When you compare that to the 5 that came into the market, you can easily see why this is still a sellers market in La Verne, CA.  The listings are rising, but we are still a bit buyer heavy.  At least things are starting to turn around here.

    Okay, so the last statistics have proven to you that it is definitely a SELLERS MARKET.  But the trend is continuing and even growing here in La Verne, CA.  

    Last week, there were a total of 6 new listings.  Less inventory means higher prices and makes it a sellers market.  When you compare this week's 6 to the 11 sold homes you can see that there aren't going to be many homes on the market for very long and will be sold for higher prices due to supply and demand.

    La Verne Event to Benefit Be Perfect Foundation

    Okay, so I have mentioned previously that I went to Western Christian High School.  Western was a small private school with maybe 200 students when I was there.  I knew everyone and I loved it because I was involved.  I sang in the choir, took stats for soccer, did year book one year and most and best fun was being a watergirl for the football team.  Great place to send your kids!

    When I was there a football player named Hal Hargrave and a cheerleader named Lori Salce were dating.  They have since married and are still going strong despite the odds. (Ya, this is gonna be a long blog...)  hal hargrave

    You see, Hal had a horrific accident.  You can read about Hal's Accident on the website for the charity Be Perfect - Helping Hal Help Others.  He broke his neck and had all kinds of damage to other parts of his body - but most especially, his spinal cord. And so now, Hal is in a wheelchair.  The stats and the doctors say that he will never walk again.  But does that keep Hal down - NO! hal hargrave 

    And Hal wants to be perfect and help others. The idea for the Be Perfect Foundation came when he was at Casa Colina in a very long rehab and now at Project Walk and the Claremont Club/Casa Colina Club.  He saw many others with spinal cord injuries who simply could not afford the costs for a lifetime of recovery.  The cost for spinal cord injuries can be in excess of $2.5M for a lifetime.  And with approximately 13,000 new injuries each year, you can understand the needs.  

    Fo Hal, his recovery programs are exercised based with Project Walk/The Claremont Club and are simply not covered by insurances.  This process costs between $25,000 and $45,000 per year.  Hal is lucky, he is funded. But many others are not.

    So, there are events.  Be Perfect is having it's 5th Annual event - "These Boots Are Made For Walking".  It will be held this Saturday evening at 5PM and is held at the outdoor ampitheater at a sponsor's house in La Verne.  Ya, the sponsor is the dad of another Western Chirstian Graduate, Greg Hafif.  You can attend by clicking the Be Perfect website link and then clicking the Event Registration Link.  And if you want to follow Hal, here's the link to Hal's blog.

    La Verne Market Watch April 24-30, 2013

    Okay, so Times, They Are A Changin'!  (Found Bob Dylan's Song Here!)This week in La Verne things are begining to move and shake.  There were 6 new listings coming into the La Verne market for sale.  I read an article earlier on the Redfin blog about seller confidence booming.  Doesn't seem to have made it to La Verne as of yet.

    Only 1 home had a price change this week in La Verne.  I don't think we can blame this on the banks any longer.  In fact if I read it correctly now, this is probably due to the rising home values and people need to get that last dollar from their home.  This I completely understand having been on the selling side not too long ago.

    When you compare the 6 new listings to the 7 sold and 10 pending, it is still a tad bit upside down.  However, when you also add in the 6 that came back on the market, and the 5 that went into back up offer status, it's still a tad bit crazy in La Verne.  Ten homes off the market more than came on.  Like I said, it doesn't seem that the change is catching on in La Verne yet.

    Last week, there were a total of 8 new listings in the City of La Verne.  When you compare this week's 8 listings to the 3 sold homes it doesn't give you enough of a picture.  But when you combine the 3 sold with 6 more pending, that's 9 and you can see that there aren't going to be many homes on the market for very long.
