December 2008 Market Report for Wake Forest NC

Wow, 2008 was a crazy year and it is interesting to look back over the entire year and see the trends.  For Wake Forest, NC the number of Active Listings increased 23% from 2007 to 2008.  Of those Active Listings there was a substantial decrease of 30% in listings with a price point below $150,000.  The most substantial increase of 68% was recognized in the $800,000 and up price point.

The aborption rate (supply) remained steady for the 7th consecutive month in Wake Forest at 9.  Wake Forest currently maintains one of the highest absorption rates in the County along with Knightdale/Zebulon/Wendell.  The overall absorption rate for Wake County is at 7

Overall Sales for Wake County are reflected below.  Wake Forest still retains is place as one of the most desired areas in Wake County.
