Hawthorn Park - An Island in the Middle of Kirkwood

Hawthorn Park is a 5 year old neighborhood featuring 47 homes built by Springdale Homes – they are an award winning builder, and the neighborhood features a lush, creekside park that is 6 acres in size.

We, and I say “we” because I live in Hawthorn Park, we live on an island in the middle of Kirkwood, one of Intown Atlanta’s coolest neighborhoods.

Here’s a video with a quick statement about our island…

Here are 3 reasons to give Hawthorn Park serious consideration if you are a $400,000 price range buyer:

* Our prices are a better value per square foot on average vs. the rest of Kirkwood, and vs. the hundreds of recently built “infill” competition located between North Decatur and Clarkston and between Grant Park and the Old Fourth Ward.

* Our crime issues are about prevention and watchfulness, rather than fear and yes, neighbor vs. neighbor.

* Our inventory is showroom ready and we have a remarkable buyer’s market today – right now, there are 5 properties “on the market.” If you are looking in Inman Park, Midtown, Morningside, VAHI, Lake Claire, Candler Park and in nearby downtown Decatur in neighborhoods like Oakhurst, the Great Lakes and Winnona Park, then YOU OWE IT TO YOURSELF to check out Hawthorn Park!

There are 4 houses actually “for sale.” Priced between $369,900 and $400000. Also, I expect one of my listings “under contract” to close in less than 2 weeks.

I’m not counting the house priced for $479,900…you may have heard me say before that “just because you are ON the market, doesn’t mean that you are IN the market."

Well, that truism applies in our Hawthorn Park buyer’s market, wouldn’t you agree?

This year, so far, 3 houses have sold for $429,500, $412,000 and $400,000. Most of us feel pretty good about these sales, because at least these houses sold!

Most of us bought our houses in this basic price range, back in 2004.

Most of us have houses that are better than what the builder sold us - we’ve finished basements, added custom closets, and replaced a lot of “builder grade” features from the 2004 era.

How’s that for perspective?

For more perspective on the incredible value, consider that the Hawthorn Park market rose over 30% between 2004 and 2007, then fell 30% in the past two years.

If you want to see a remarkable house priced at $400,000 – then come check out my listing at 195 Hawthorn Circle…

Call me if you want a tour of my neighborhood – I would appreciate the opportunity to introduce you to our little island.
