ptarmigan neighborhood stats Jan 1 thru October 24, 2009

There have been 9 homes sold in the Country Club part of Ptarmigan.  These include single family detached homes that do not include Patio Homes in the Creekside, Woods or Tamarisk subdivisions.  The price range of these homes was $238K to $637,500.  These homes were on average 197 days on market. Also the average selling price compared to the current list price was 96%.  Lastly the average sale price for these 9 homes was $411,000.  Six of the 9 sold homes were distressed sale properties (i.e. bank-owned or short sales).

At present there are 9 homes for sale in the Country Club area of Ptarmigan.  Many of these homes are directly on the golf course.  Some have views and some are distressed sales.  The list prices are averaging $512K, this does not include the listing on Couples Court that has listed at $1.15 million and has been on the market for 249 days.

The Tamarisk Patio Home subdivision offers patio homes in the west side of the neighborhood.  Half of the patio homes abutt the 2nd hole fairway.  These patio homes share a common drive with 4 other patio homes.  There is an HOA fee for exterior maintenance around $240/month in addition to the annual Ptarmigan HOA fees of $500+.  This is ideal for residents who choose a lock and leave arrangement.  In the Tamarisk Patio Homes, there were 2 patio homes that sold in the summer for an average price of $247,000.  There are 4 patio homes in the Tamarisk Patio Home subdivision average asking price of $285K

The Woods Patio homes subdivision which borders CR - 5 also has a sub hoa fee of about $150/month.  There was only one patio home in the Woods section of Ptarmigan that sold for $315,000.  There are no available listings at present.

There are 3 townhomes in the Creekside area of Ptarmigan for sale at an average asking price of $538K.  These townhomes have not dropped price and they have been on the market for extended periods.  Creekside at Ptarmigan are in the northeast part of Ptarmigan.  The townhomes are nicely oriented such that the major living areas are facing northeast toward the old brick silo on the par 3 15th hole. There are some beautiful pastoral views where wildlife and farm views in addition to frustrated golfers are very pleasant to view.

The Ptarmigan neighborhood boasts Ptarmigan Country Club which has a Jack Nicklaus designed course.  It's a very competitive course and the course maintains a well regarded reputation.  The country club which has golf and social memberships is a center piece of the neighborhood with tennis courts, a summer swim club, a superb dining facility and social event club.
