Is Barrington Experiencing a Small Fall Bounce?

. . . this short post is just to get the ball rolling. I am curious as to what other agents think about the subject, but I think we are having a small fall bounce in the Barrington market area. I don't think the market is changing in any radical way, but I do think that motivated sellers who reduce their price and are flexible with buyers may just be able to sell before we hit the November cliff.

Signs of the bounce include increased showing activity, increased web hits on listings on Realtor.com and the MLS. And, of course, there has been a small increase in contracts being written, --the true sign of a bounce. My advice to sellers would be to stage, stage, stage, price it right, have open houses and an additional broker's tour (i.e., Realtor open house), and make your flexibility known to buyers. An immaculately clean home with flowers on the front porch doesn't hurt either; details matter. For more on selling your home, visit the seller's section of my blog, barringtonlocal.com.

Update: Well, it will be interesting to see what kind of impact this week's economic events will have on our fall bounce. Two buyers of mine canceled their appointments for this weekend, but one of those buyers just called to reschedule. There is a lot of confusion in the marketplace. My office, Keller Williams Barrington, did not have a reduction in showing appointments for the weekend. In fact, last Friday had a lower number of showing appointments, probably due to the bad weather. Interest rates are low, and prices are weak, which is good for buyers. At the same time, people are worried about job security. . . . . . .
