One can hardly know where to begin with the amenities available.  The indoor pool is very roomy.  This beautiful complex is loaded with wonderful features.  The first thing to mention at Regency Isle is the beautiful view.  Located on the Gulf of Mexico, in Orange Beach, it’s a virtual feast for the eyes.  The sand on the shore is the stuff that castles are made of.

The outdoor pool is fantastic. It’s very large with a lot of lounging and playing room around it.  There is also a BBQ area with gas grills.  (Most of the other properties in the area have charcoal grills.)

You’ll find a well equipped fitness center.  After your workout, you might want to visit the sauna or the steam room.  You can practice on the putting green if your taste runs to golf.  Meet for some comradery in the Gazebo to top off a well-rounded day.

Regency Isle is located less than ½ mile from the AL/FL state line.  Twelve stories high, it houses 112 units in three sizes.  The 2 bedroom units have 2 ½ baths, and cover 1,330 sq. ft.  Some 3 bedroom units have 3 baths and cover 1,460 sq. ft.  Other 3 bedroom units have 3 ½ baths and cover 1,662 sq. ft.

In 2011, 8 units were sold at Regency Isle.  The price ranges were from $302,000 to $482,500.  These are very reasonable prices for such beautiful condos in such a choice area.

  • Big Plans for Little Lagoon Pass in Gulf Shores!

Posted Under: General Area in Gulf Shores, Quality of Life in Gulf Shores, Parks & Recreation in Gulf Shores  |  December 20, 2011 8:08 AM  |  2,541 views  |  No comments

Little Lagoon Pass is a connector between Gulf Shores and Little Lagoon. It is a popular public fishing spot, but keeping it passable is quite a task because it is constantly filling with sand.

So the state has plans to build a new bridge—a bigger bridge to the tune of 12-14 million dollars. This new bridge will hopefully assist in the never-ending dredging task that at this point is the only way to keep a free flow through the pass.

A division engineer from the Alabama Department of Transportation, Vince Calametti stated, “The new bridge will be wider and improved navigation will be a by-product.”  He made mention that it’s not the state’s intention to keep the inlet clear so people who like to boat or kayak are free to travel through. Rather, the state has the responsibility to maintain good water quality and water transfer at Little Lagoon Pass.

That job is done by the city of Gulf Shores working with the state in a joint effort. Mark Acreman, the Gulf Shores Public Works Director, explains that the city performs a weekly inlet survey to ensure the water flow at the pass. The state receives a report from the city when there is a problem.

The state also has plans to extend the jetties and redo the inlet which will in theory improve maintenance. The Mayor of Gulf Shores, Robert Craft, admits that correcting the sand problem at the pass will be a challenge from an engineering perspective. He welcomes the opportunity for this to be done simultaneously by commenting, "If there is a way to design and engineer it so the pass wouldn’t fill up with sand, I say let’s do it when the new bridge is being built."

Being willing to work with the state on big plans to improve our own Little Lagoon Pass is a good example of the importance of community that is Gulf Shores. It’s a great place to make your home or your “get-away from home!” I have extensive knowledge of the Orange Beach/Gulf Shores area and enjoy living here. • Orange Beach – Keeping It Clean!

Posted Under: Home Buying in Orange Beach, Home Selling in Orange Beach, Foreclosure in Orange Beach  |  December 13, 2011 11:59 AM  |  2,436 views  |  No comments

Orange Beach and the surrounding areas are beautiful places that not only attract people who want to vacation but also make fabulous full-time residences. However, when there are dilapidated and rundown properties springing up all over, it can be quite a deterrent for all of the above. So Orange Beach decided to clean it up.

When Mayor Tony Kennon took office back in 2008, he noticed more than just a few properties that were real eyesores for the Orange Beachcommunity. He made clear his intention to see that these properties and others like them were cleaned up. Kennon has kept good on this, and has overseen an initiative that has been successful in getting about 100 properties under control within the last two years.

This task wasn’t done as easily as it might seem. When multiple mortgage companies are used by property owners within a small region, and several of them default, it can be a difficult task to locate all the financial institutions that hold the deeds. Luckily for Orange Beach, once the appropriate party was contacted, there was a lot of cooperation in getting those properties to be regularly maintained. This, in turn, made a big difference in the area’s appearance, especially of specific beach front pockets within the targeted area.

One specific property, Bama Bayou—a 144-acre lot—was a major disaster. According to the main lender, the plan was for a hotel, condo, swim-with-the-dolphins attraction and a shark tank to be built. Unfortunately, it was only half built and then the loan fell into default. It was a real mess— figuratively because it was tied up in lawsuits and physically because it was being completely neglected.  Now, even that site has been cleaned and is being kept up so it’s more tolerable and not in such disarray.

Come join us here in Orange Beach—a community that cares enough to keep it clean. I have extensive knowledge of the Orange Beach/Gulf Shores area and enjoy living here. Give me a call today, Lance Steffek: 251-981-2225 or contact me online.
