40389 Calle Estela, Indio, CA.  92203.  $575,000.  Wow!  This just might be one of the most beauatiful views from a back yard in Sun City, Shadow Hills.  This 55+ Pulte development is famous for it's amenities, but homes on this street..one of the premier streets built in this phase are rarely on the market.

This Terrazo plan has 2 beds/3 baths, a den/office, formal dining room, over-sized garage and then there's the backyard!  Custom pavers, a firepit, a beautiful built-in BBQ with granite topped eat bar, dual aluma wood covers on both ends and a "softub" outside of the master bedroom.

Then there's the Western views!  Located high above hole #10, with hole #9 beyond and the canal AND the driving range in between ensures maximum views to the Santa Rosa's and also tons of privacy.  Sweet!   Don't miss this new listing..it's a rare one.

Diamond in the rough in the La Quinta Cove.  Wow!  This home was inherited by the Sellers and is being sold "as is", but that's not a bad thing..

    52275 Avenida Vallejo  $220,000  ($108/sf)

Built in 1988, approx. 2000 sf with 3 bedrooms/3 bathrooms, and best of all..located on a corner homesite that is approx. 7,000 sf.

This lovely home needs some work, carpet, paint and TLC, but would make a great investment property or large family home.

The Palm Springs Valley market is HOT!  Temperatures are always pretty warm, but  properties are selling quickly and for fair market values.  However..now that the ball is in the Sellers's court, why wouldn't a Seller maximize their opportunity?

Four secrets to staging your home for the MOST bang for your buck!
  • Three things to remember when buying your Palm Springs home.

My buyers are just starting to get the hang of the idea that they are not the only ones out there. Here in the Palm Springs Valley, and that includes the cities of Rancho Mirage, Indian Wells, Palm desert, La Quinta, and Palm Springs proper, properties are being snapped up.

When getting ready to buy a property, most of my buyers understand the significance of being preapproved if they're going to get a loan, or having proof of funds if there cash. Here are three other tips when buying a home here in the Palm Springs Valley…
  • New Homes are popping up all over the Palm Springs Valley!

Indio's Madison Estates and Stonefield Estates.  PGA West's last remaining acres being built out, new home developments that had been standing vacant with green screens flapping are now being built out.  Great news...
Smart builders rolled up their equipment and sat idle for the past few years, but now they're prepared for action.  Finishing out abandoned projects in the Palm Springs Valley.

If you're thinking of buying here in the Coachella Valley, whether it's Palm Springs, Rancho Mirage, Indian Wells, Palm Desert or La Quinta..don't think too long.  Inventory is low and Sellers are slowing increasing their price/sf.
  • It's RAINING in Palm Springs..should we go look at houses????

Yesterday, Friday, I had an appointment with a lovely couple from Oregon.  Oregon is wet as we al know, but  my Palm Springs Valley is not..again as we all know.  However, we are currently in the midst of a rainy session..today is the second day, though it is clearing up.

"Should we still head out?" I asked when I called to touch bases.
"What??" she replied, "This little drizzle???"

So..you see, it's all your own perception.  Tomatoe, tomahtoe..right?  We met in the Historic Tennis Club area of central Palm Springs.  This is one of my favorite neighborhoods because it truly is walking distance to "The Village".  What makes it truly special is the "local" feel..not too commercial, a wide array of home styles, and lots of people outside enjoying the lifestyle.  Even in the rain!  It really struck a chord with me because I was reminded that one person's idea of discomfort or joy may be entirely different than another persons'. Do not ASSUME to know what someone will like!  The home we ended up at?  Vacant, needs some TLC, but warm and charming..it "felt" like home to my clients!

So..when you are listing your home for sale, remember that it's all about perceptions.  Try to appeal to the MOST buyers possible.  Don't be too specific to what YOU like..try to put on your buyers' shoes and walk in them.  Step out front of your home, look at it through buyers' eyes and remove anything that may distract them from "seeing themselves in your home."
