Wake County Seller's Market?

Well folks, I am...in my unofficial capacity, calling this area a Seller's Market. In the corridor from the North side of Angier to Apex it is almost impossible to find new construction that is not sold. I have be working with a client and it looks like you have to start from 'dirt' now which means a 4 or 5 month or longer waiting period to get in a new home. Oh, and prices have gone through the roof. Nearly every builder has raised priced around $20,000 in the last couple weeks. One client wanted a townhome in Holly Springs and they had all sold within the last two months after sitting on the market for a couple of years. They have 16 more to put in but now the builder is too busy to get back to them in the forseeable future. What does this mean, well it's great news for sellers of existing homes so if you have been wanting to move up or downsize, then you need to get that house ready and call me to list it. You also need to let me help you find your new home and if it's new construction in this area you need to factor in the 6 months you will need to build a home. Don't wait, prices will only continue to go up and more importantly interest rates are likely to follow.
