Real Estate Market Index Report East San Fernando Valley, CA January 2009

East San Fernando Valley, CA                           January,  2009

North Hollywood, Sun Valley, Shadow Hills, Valley Village, Valley Glen, and Van Nuys.


Market Index

A market index of above 1.20 is a seller’s market, between 0.80 to 1.20 is a balanced market, and below 0.80 is a buyer’s market.

The market index went up three points to 0.34, third monthly increase in a row.   


New Listings – 192 new listings hit the market, compared to 130 new listings last month, versus 177 last January.


Pending Listings – 156 opened escrow, versus 108 last month, compared to only 65 last year.


Pending Ratio – 0.81, up from 0.74 last month, up from last year’s 0.37. 


Listing Inventory – 815 properties were on the market, compared to 896 last month, compared to 838 last year.


Sold Listings – 120 homes sold,  versus 133  last month, compared to 18 last year.   


Sales prices - $339,381, down from last month $370,311.  Now the lowest point in the last 12 months.    


Price per square foot - $236.67, the second lowest point in the last 12 months.  


Market activity is still climbing due to the continued decline in prices.  Although listing inventory is still declining, sales are still ahead of least year as buyers take advantage of their leverage to buy good deals.
