In 2009 there were 530 more sales or a 10.9% increase over the results from 2008.  This year ther were a total of 5,379 properties that sold. The months that showed the most improvement over 2008 performance were in Apirl, August, October and November.  The worse performing month compared to 2008 was December at a reduction in results of 33.1%.   Also during 2009 there were 2,330 fewer listings added when compared to 2008.  The total listing added in 2008 was 13,854 and in 2009 there were 11,525 new listings.

The average sales price for the properties that sold was $99,604 after being on the market for 135 days.  Most activity of sales were under $40,000 and least about of activity was over $250,000.

There are currently 4403 with an average list price of $181,446 which have been on the market for an average of 218 days on the market.

The good news is the 16% reduction in new listing added.  There is however, still almost an 10 month inventory assuming 450 sales per month.
