I have been called many things in my many years of life, but being called
The Short Sale Lawyer takes the cake.Â How did this happen?Â When did this
happen?Â Well for the most part I take it as a compliment.Â I was speaking with
a loss mitigator the other day, after weeks of negotiations, and he referred to
me as The Short Sale Lawyer from NY.Â I actually did not pay attention to his
comment, but after the negotiation was completed he explained to me how much he
appreciated working with what he termed the short sale lawyer.Â He went on to
say that he has been receiving calls from what he surmised to be high school
kids negotiating these short sales calling themselves SHORT SALE NEGOTIATORS. (I
hope he was joking)
Well I was taken aback a bit and thought to myself,
who are these so called short sale negotiators.Â That is where I found no answer
or did I. There are many Realtors who negotiate short sales, many lawyers who
negotiate short sales.... So who are theseÂ short sale negotiators who are notÂ a
Realtor or an Attorney?Â I do not know!
It can be anyone from an office
assistant to a Realtor's boyfriend.Â This is not to say they are not competent
or trained, but who are they accountable tooooo?Â No one.
In my opinion
if your short sale is NOT negotiated by a Realtor or a Lawyer you should keep
well informed on what is actually going on.Â I have read and have been told by some Attorneys that Realtors should not be negotiating a short sale.Â This is a gray area.Â Is it practicing law?Â In my opinion I feel that in a limited scope a Realtor can process a short sale and many are doing a fantastic job.
