The Short Sale Lawyer? Who me!

I have been called many things in my many years of life, but being called The Short Sale Lawyer takes the cake.  How did this happen?  When did this happen?  Well for the most part I take it as a compliment.  I was speaking with a loss mitigator the other day, after weeks of negotiations, and he referred to me as The Short Sale Lawyer from NY.  I actually did not pay attention to his comment, but after the negotiation was completed he explained to me how much he appreciated working with what he termed the short sale lawyer.  He went on to say that he has been receiving calls from what he surmised to be high school kids negotiating these short sales calling themselves SHORT SALE NEGOTIATORS. (I hope he was joking)

Well I was taken aback a bit and thought to myself, who are these so called short sale negotiators.  That is where I found no answer or did I. There are many Realtors who negotiate short sales, many lawyers who negotiate short sales.... So who are these short sale negotiators who are not a Realtor or an Attorney?  I do not know!

It can be anyone from an office assistant to a Realtor's boyfriend.  This is not to say they are not competent or trained, but who are they accountable tooooo?  No one.

In my opinion if your short sale is NOT negotiated by a Realtor or a Lawyer you should keep well informed on what is actually going on.  I have read and have been told by some Attorneys that Realtors should not be negotiating a short sale.  This is a gray area.  Is it practicing law?  In my opinion I feel that in a limited scope a Realtor can process a short sale and many are doing a fantastic job.

Best of luck to all you in such a tough situation... but know there are people out there to help during your difficult situation.

The Short Sale Lawyer I may just have to buy that domain name. :)

All the more reason I signed up for my Realtor's designation in short sales. It's tough out there, all the banks and situations are different ,so we need to know whatever we can to help the consumer. I'll quote my mentor to say I'm not an attorney and I don't even play one on TV. Always best to refer to a lawyer to answer legal questions. And I'm sure http://www.theshortsalelawyer would get a lot of hits!

All the reason homeowners should be carefull when choosing a Realtor to represent them in a short sale situation. They need to interview us just like they would have when selecting a Realtor to sell their home. Many people claim that they are short sale negotiators but are they really???????? hmmmmm....
I'd be carefull to call myself a Lawyer if I am not one. But yes this is a compliment. On Your Team. Irena Popilevsky http://www.irenapopilevsky.com
