3710 W. Martin Luther King Jr. Blvd, Los Angeles, CA 90008 Commercial Leases

Marlton Square, AKA Santa Barbara Plaza, was once a thriving conglomeration of shops, stores, business and services, located off of Martin Luther King Jr. Blvd. and Marlton, behind the Baldwin Hills Mall in the Crenshaw District.

Today, the area has been in a disarray due to long term conflict between the new owners, the CRA (Community Redevelopment Agency), a bankruptcy and litigation which has now been resolved. Demolition of several of the vacant buildings has started.  It is still unknown as to what will be built there in the future, but rumor has it that it will be a combination of Senior Housing, Low income housing and retail businesses.

Amongst these buildings, are 6 buildings which the owners have held strong and have not sold out. One of the properties is a very charming old style courtyard with about 15 businesses droning the courtyard, with the ends opening to the parking lot of Marlton Square to the South and the other end at Martin Luther King Jr. Blvd. to the North.  This is an Oasis amongst the mess!  Many people do not know that this courtyard complex existed or that it was still open, and many of the shop owners thought is was to be torn down as well.

Well, as of today, the owner has decided not to sell and to keep the courtyard alive.  Under new management, this complex is in the process of being renovated and brought back to life...even with all the chaos going on around it.  New Banners and Flags adorn the entrance to the courtyard on MLK welcoming prospective patrons to "come on in"!

The building to the East, the old swap meet, right next door to 3710 MLK, at the corner of Marlton and MLK is being demolished.  The 2 buildings to the West including the parking lot will also remain.

In the courtyard complex, there are a few retail vacancies.

Unit #133, a retail store with a loft, bathroom and storage area, approximately 1278 square feet, is for lease for $600 per month. This is a steal at under .50 cents per square foot!  NNN

Unit #123, a retail store, which was previously used as a 99 Cent Store, more than 1500 square feet, is available for $800 per month.  Also a steal for under .50 cents per square foot.  NNN

There are many other shops in this courtyard setting including a mom and pop coffee shop, a custom picture framer, several beauty salons, a boutique, an African Book Club, a mortgage broker, sign and banner shop, beauty supply shop, and more!

Come on by and take a look!  There is ample parking on Martin Luther King Jr. Blvd., just west of Marlton.  There are even rumors of this complex being historical...but further investigation is necessary to verify this.

If you have any interest in leasing a unit at this complex, feel free to contact me directly.
