12 New Clients From Trulia Voices, In 30 Days...FREE

I have been answering questions in the Advice Section of Trulia since December. In the past 30 days, I have counted 12 new clients who are actively working with me. I have also seen the "hits" to my website from Trulia increase over the last couple of months....FREE. Trulia does not charge anything for this forum.

Interesting thing is that some of these "hits" have come from answers I gave months ago. The beauty of the Internet is that our words and information are there forever....which means we also need to be careful what we write :).

I have set up alerts on my settings which send me emails when new questions or answers are posted in the cities I want to serve. Then I answer the questions. I try and showcase my personality and my expertise. I see many agents answer with statements like "contact me and I'll help you." Not as helpful....and certainly not something that's going to stand out to the questioner nor future searchers. Be helpful Be positive! Be yourself! Make it comfortable for the prospect to reach out to you.

In just the past week, I have 3 new clients who have contacted me directly and one went into escrow this morning. Of the others....the 12 this month....1 is a new listing and the others have been actively looking and/or writing offers. These are REAL clients....and it's completely FREE.

If you haven't tried this....spend the time and find some business!

Hello Karen.

Yesterday I attended a WCR meeting and the topic was 'blogging' and 'social media' and creating a profile on Trulia and blogging and answering questions was highly suggested by the guest speaker. Today I read your blog basically stating the same information our speaker shared with us. I am going to give it a try, why not and it's FREE!

I just can't say enough good things about the advice opportunity...where else can you get such great exposure for free? Much better than a banner ad that clients know you paid for.

We do need to be careful....it's tempting sometimes to get into the muck, but a moment of satisfaction could be a long term impression that costs us dearly.

Good post, Karen. It also pays to carefully choose not only how, but where you post. Some venues, like our local newspaper, the OC Register, and the Advice Section of Zillow, are filled with unmoderated, and frequently childish "contributors" whose sole purpose seems to be to see how contrary, or even downright nasty they can be. On Zillow, as you know, you are better served to go through the back door - directly to the questioner, to their profile email, rather than post answers out in the open.

Offering advice on venues like those, out on the open Internet, you have to be extremely careful to not engage, or allow yourself to be drawn into heated "discussions" with such people.

Fortunately, Trulia seems to moderate a balance this sort of exchange much better, so, things rarely "get out of hand", or contentious. Kudos to Rudy, and his Trulia site, for providing great real estate information, AND for allowing real estate professionals, and prospective clients to interact on such a platform!

Thanks David...it can be difficult to make sure that a "tongue in cheek" comments are taken in the right way. I think the "lol" and ":)" helps quite a bit. Silly though.

I couldn't agree with you more! I find it amazing that Zillow will send me a little "note" about offering to show a home or because I put my website on an answer and remove it.....against policy, but allow the Anti-Realtors to trash us and our profession. It just encourages the turmoil! I can only assume it's because they think that traffic is good by consumers, but these are not the ones who are going to use Realtors, they don't appreciate the work it takes to become a Realtor and what we do.

I think that Zillow has tried to position itself as the Anti-Realtor, do-it-yourself location from the very beginning. I do see hits to my website from Zillow, and direct contact works well....but I would think that a confused consumer who legitimately would like some help is more hesitant to ask on Zillow where they are likely to be called fools by these antis.....

I love Trulia! Rudy does do a great job! This is a truly helpful and profession site!

Ps....passed my broker's license test!

Thanks Nancy for a great reminder to answer those questions! I'm also glad to know I'm not the only one who has been disappointed with Zillow. Trulia is proving to be a great place where consumers and those of us in real estate can find good, helpful advice! And congrats on the broker's license! What an achievement!
