Selling Your Lake Wallenpaupack Area Home?

Flickr Creative Commons Photo http://www.flickr.com/photos/wwworks/So you've decided you'd like to sell your Lake Wallenpaupack home - what are your chances?  In this economy/market/financial climate, is it a good time to sell?

Answer: it COULD be.  It really depends on your motivation&goals, the home's condition, and the location of your home.

There ARE buyers out and about, looking for a vacation home here in the Poconos, and especially around Lake Wallenpaupack and Masthope.  Some have decided to invest money in real estate rather than in the stock market.  Some have come to the conclusion that the time is perfect.  Some are looking for the deal of a lifetime.

Buyers today are savvy and smart - they have done their homework and usually have a good idea of property values (though for some reason, many seem to think that "The Poconos" should equate with "dirt cheap").

In order to sell your Wayne or Pike County home in this market, you need to be willing to price it within the current market conditions.  The home also needs to be priced according to its condition: you can not price it as if it had new hardwood floors, a new roof, and beautiful landscaping if in fact, the roof needs to be replaced, the flooring is stripped down to sub floors, and the yard needs some attention.   You can not price the home based on its potential - but based on what it is.

In today's internet driven market, sellers should choose an agent who has a firm grasp of internet marketing and social media - more and more buyers are looking online first.  If your home is not marketed property, it may not sell very quickly...if the buyers don't know it's there, how will they buy it?

If you recently purchased your home and are looking to sell again, now might not be the best time to try and break even - if you absolutely do not have to sell, it might be wise to wait a little, depending on how much you need to net from the sale.  I'll be happy to provide a comparable market analysis to guide you and estimate what the possible sales price would be.

I've created a handbook titled "Seven Deadly Sins of Home Selling" which cover the main mistakes sellers make when trying to sell their home - be it in Northeast PA/ Poconos or anywhere in the US.  While each market is unique, the basics of home selling remain the same.  Please email me and I'll be happy to send you a copy.
