I agree with the number one reason, not working with an “experienced” real estate professional. Short sales and distressed sales in general, really do require a knowledgeable, certified professional who understands the documentation and the process required by lenders. Certified Distressed Properties Experts (CDPE), who earned this valuable designation are best suited to assist with a distressed property sale.
Submitting a short sale package requires preparation, presentation and constant follow-up. Realtors who have not been properly trained to facilitate a short sale can actually cause severe delays which ultimately frustrate buyers and jeopardize the sale.
According to the Certified Distressed Properties Expert blog, short sales now account for more than 12 percent of all residential real estate sales and the HAFA Program is gaining steam. It is imperative that Realtors are more than just familiar with the HAMP/HAFA Programs. The guidelines have many facets that give sellers a variety of options. Plus, once the property sells and closes, the seller may require rental assistance which also requires knowledge and assistance of the rental market.

Thanks for the comment. I have not been found the CDPE to be as valuable. As with any 'designation', they mean nothing unless you use them. I have taught, mentored and coached many agents whom get 'designations' and have NO success in Real Estate. If they had only spent as much time generating leads as they did in the class room, they more than likely would have had more success. I lost much respect for the CDPE after speaking with a colleague whom attained the CDPE online in only 30 minutes. Likewise, I know of multiple other agents whom recieved the desigantion lately whom complained of the out of date material.

Justin, I rally have to agree with most of your comment to Agi. However, I will agree with her that some of the ones who walk the walk and talk the talk are worth their weight in gold....But the rest, just throw their credentials around like it means something.

As for the outdated material, I couldn't agree more. Finally, the comments about spending time on generating quality leads instead of sitting in classrooms full of people who aren't buying houses.
