REALTOR magazine recently inquired of Senators Barak Obama and John McCain on their view of the most important action the federal government can take to ease the mortgage crisis and prevent a recurrence.
While both candidates praised President George W. Bush’s Housing and Economic Recovery Act of 2008, their views differ on the government’s approach to the mortgage crisis.
Senator Obama called for the creation of a $10 billion foreclosure prevention fund working in tandem with state, local and community non-profit efforts to either aid homeowners facing foreclosure to renegotiate with lenders, or help homeowners sell their homes. Senator Obama wants to expand the mortgage revenue bond allocating $10 billion in new resources to state housing agencies for struggling homeowners. Long term, Sen. Obama’s Stop Fraud Act creates criminal penalties against mortgage professionals guilty of fraud, and increases funding for state and federal enforcement of anti-fraud programs. And finally, Sen. Obama would like to see a simplified standardized metric for calculating the costs of home mortgages, such as the annual percentage rate used by banks on loans.
Senator McCain intends to boost the economy to help borrowers in economically challenged states by keeping tax rates low and increasing business investment incentives. He also wants to arm households with middle class tax cuts. Next, Sen. McCain wants to help borrowers in fast-growth states forced into risky mortgages to refinance into safe FHA financing through the housing relief bill. He stresses the importance of borrowers, not lenders, to initiate the restructuring process, to keep undeserving lenders from using the FHA to dump all the bad loans they made. Sen. McCain calls for a crack-down on unprofessional conduct among lenders and ensure investors understand the risks of new mortgage securities that the market has developed. And finally, Americans need to give the new national mortgage standards developed by banking regulators a chance to work.
Two very interesting points of view. I hope you find this interview informative.

We don't need bigger government to "take care" of everything in this country. We do need strong leadership that continues to secure our freedom. The American Dream starts with our freedom. Freedom to WORK and prosper. It does not start with free handouts from the government. That has another name - slavery.
Wake up folks, if you think that taxes aren't going to increase under either administration you're seriously misinformed. How on earth are we ever going to get out of debt without tax increases? Bush did it. Bush before him did it "read my lips" taxes are going to go up. Except for those in the 1% ask Warren Buffett .
"Sen. Obama’s Stop Fraud Act creates criminal penalties against mortgage professionals guilty of fraud, and increases funding for state and federal enforcement of anti-fraud programs." Do the people on this message board think it is a bad idea to hold the mortgage brokers accountable for arranging fraudulent loans?
Stop crying about the big, bad government and start participating in the process. Lincoln called it a "government of the people, by the people, for the people". Many Obama supporters tend to agree with that statement and acknowledge the effort it will take to make that goal a reality.
And as for this market, hello, it's an opportunity to be busier than ever if you would all quite spending all your time complaining. I love this country and there is a ton of help out there for those people that are genuinely in crisis and need it. Yeah, the guy that squandered it all away gambling, probably isn't going to get bailed out and shouldn't. I find that and I'm probably going to go on the next little family who got hit with illness and job loss, who is doing everything possible to stay or remedy their situation, I will fight for them.
It's not going to be easy, and it's not going to be fast. It took eight years of a Democrat controlled Congress, with their pork barrel politics to get us in this mess. When you look the other way while corruption is going on, and even participate in it yourself, you are guilty of the corruption, just as if you had participated. Democrats, and their Messiah "Obama" do not have clean hands.
If you all think that you can continue to increase taxes on big business, small business and medium sized business and continue to enjoy any kind of decent income, you are sadly mistaken. Businesses won't be able to stay in business with the kind of tax madness Obama proposes on them. This country runs on commerce, plain and simple. His tax increases will have us in a Socialist state before you can blink your eyes. Then the government will control everything, and all of you have said what a wonderful job they have been doing, so far. NOT!!
Wake up and get a grip. Democrats have only one thing in mind, and that is to get elected, and get POWER. The power they have over you will be your undoing. Mark my words.
The "Bush Tax cuts" resulted in a huge increase in reveune to the federal government. Why we are not all rich and still have a national debt is the result of an even larger increase in government spending. Too much pork was needed to get Dems on board in order to get tax cuts passed. Reducing the size of government is the only way we will ever get out of this tax and spend cylce that has driven the country deep into debt. Now Obama wants to add even more spending. Go figure.
The largest mortgage fraud perpetrated on us was buy Franklin Raines (CEO Fannie Mae) who falsified earnings reports and Chris Dodd (D-CT, Chairman of the Senate Banking, Housing, and Urban Affairs Committee) for blocking relgulatory oversight which would have prevented the fraud in the first place. I agree that jail terms for these two would be a good start.
To get back to the original topic of which candidate would be better for the housing market the answer is clearly the candidate who believes in reducing the size of government and who wants to create an environment where businesses, large and small, can grow and prosper. This candidate is John McCain.
Let's see. Greenspan cuts rates to the bone. Clinton, Bush deregulates the bankers, Freddie, Fannie and Wall Street investment houses. Loan qualifications become laughable (Liar Loans). ARMS have teasers with interest rate bombs. Secondary market commingles toxic loans with good into mortgage backed securities and say just a small percent are dangerous(Liar, Liar, Pants on Fire). But Hey, they carry exhorbitant interest incomes. Then these securities are sliced and diced and repackaged into CDOs and then insured with CDSs and marketed around the world on the strength and GoOd FaItH of USA government to the tune of $62 Trillion dollas. Mortgage originators, appraisers, Fannie/Freddie, credit rating agencies, investment houses and global banks all pulled a fast one on people who bought these toxic assets. That would be global banks, governments, money markets and pension funds. Now It's Personal. BUT, never fear, I'm from the Gov'mnt and I'm Heere to Hep. Bush and his cronies, Paulson(Treasury), Bernake(FED), Cox(SEC) asked their partners in crime, the United States Congress to pony up $700B to add to the $850B already spent = $1.5Trillion. Uh. That's your and my (taxpayer) money or IOU. Can anyone say USA-IOU. And guess what, the same crooks who profited handsomely from this debacle are going to be the ones who will FIX it with OUR money. I am ready to GAG. It's time to throw the crooks out of office, then hunt down, prosecute and execute the hoodlums. Let the culprits crash, then start over. There are ways to solve this crisis WITHOUT REWARDING THE EGOTISTICAL, GREEDY AND STUPID JERKS.
This will happen if you go into the booth, pull the switch on any Independent, never an incumbent and VOTE RALPH NADER, the consumer activist for 40 years.
Raising capital gains taxes is not a good thing when it comes to real estate sales!
Politically speaking in reply to one of the earlier comments I've read here, McCain vs. Obama in my opinion and actually Obama's until recently he is not ready for the presidency and the more he tries to prove he is ready now, the less I think so. He is fitting into the typical politician shoes very nicely with the fat cat big spending without a plausible way to replenish the funds he proposes to spend, Boy does he like to spread the wealth as long as it doesn't touch his wallet.
In fiscally uncertain times, the dems way of taxing and figuring out a way to spend the money collected is frightening at best. I'm from New Jersey and our "wonderful" Gov. Jon Corzine like others before him but a little more to the extreme promised tax cuts galore, it was a major part of his campaign. Two days after elected and "after he had a chance to review the budget" he realized we were in trouble and needed to tax to raise money so he not only raised taxes he created new ones!!!
On top of that he did not even have a plan in place how to use the funds which would be collected from the collected taxes, he said they would put the money in a bank account and use it as they needed...
He also wants transparency in government and accountability for spending where not a single dollar could be spent unless voted on by the people BUT only after he funded one last huge pet project of his. When that became a top story in the news he retaliated by threatening to close and sell off park land because the state could not afford to keep it up and needs to cut back. Talk about being transparent...
The Obama campaign and plans without details, only generalizations being spoken about which sound good on the surface like, "I'll cut taxes, take money from the rich and redistribute it to the poor" and on and on....
It's all a bunch of pandering baloney and his story and plans change depending on if he's talking to the rich Hollywood crowd or the "rednecks" in Pennsylvania as he calls them. This guy just scares me!
McCain is no "Maverick" either but he isn't a carbon copy of Bush as Obama likes to try and convince everyone. I think reforming campaign finance rules for one is something which should have been done years ago. Obama promised to accept public financing if McCain would and then "Changed his mind" at the last second, why do so many people let lies like that just brush off their shoulders like its nothing, that is a lack of character in my book.
Anyway, although McCain isn't the best answer I think he is a way better solution than Obama and is the lesser of the two evils and may actually accomplish a few good tasks which is all that can really be expected of any president. Said my peace and now I'm outta here...
Clearly Ms. Jones is unbiased and leans towards McCain because many things she mentioned about Obama are things he's doing w/the exception of "cracking down" whatever that means.
as w/macain what makes you think he doesn't throw money away? he voted over 90% of the time w/bush. i guess it's okay to start a war that now will exceed $2-3 trillion dollars and has destroyed countless lives?
The reality is that we can pick apart something in every President we've ever had and whomever gets into office will also be open for criticism. To think that this one person whether McCain or Obama is going to be the save all, end all would be delusional.
The only reason I read this post was to get some insight into both candidates plans - all of which could change I might remind you, once they're in office.
So, is there anyone who can state the facts without turning this into a religious, moralistic, experience level or religious battle?
Folks, you need to educate yourselves. A student of history will notice that Reagan (notice the spelling, Debra?) and his 'trickle down theory' have been disproved. No President since Reagan has done much to change what he did, and look at this mess. Say what you want about Clinton; at least he balanced the budget.
Do you really think cutting taxes for corporations is going to improve our situation? And I'm not sure how you can blame the dems for Hank Paulson, appointed by Bush, still in office at Bush's discretion. What I see is that Sen. Obama surrounds himself with actual knowledgeable people, experts in their fields, and develops level-headed plans from that. Does anyone really give Sarah Palin credit for tax cuts in Alaska? That would be courtesy of the OIL INDUSTRY, not Gov. Palin.
Come on people, do just a little research. I'm not a strict party voter. I have read and fact-checked from reliable sources (read: NOT Fox News or Jon Stewart) in order to make up my mind. I do not hate Sen. McCain, but I don't think he has the best plans for our country. Gamntonrealty, are you trying to imply that Obama is a terrorist? That's retarded. By the way, McCain attended Acorn rallies and praised them left and right- there is footage circulating of him in 2006 at an Acorn benefit. Those of you spouting this hateful bigotry need to figure out why you are all up in arms, personally attacking this man. Do you really believe he wants to take down America? He went to Harvard- he's no idiot. Let's show a little respect for BOTH members of our Congress, who undoubtedly both believe they are doing what is best for the USA.
That's one of best pieces I've ever read! I copied it to an email to circulate on the web.

We want that BIGGER house, commission check,, checking account. So how does this get fixed. Real estate agents, can your buyer really afford that $400,000 home on a $300,000 income. NO Mortgage Officer, can you really stuff a $400,000 mortgage into a $300,000 wallet. NO, Home owner do you really need that 5 bedroom, 6 bath, giant home theater for you, your wife and 1 child. NO. But greed for that extra $ on your commission check, that greed over if the Jones's have it, I need it is what got us into this,
George, or Bill are not even 5% at fault. and Barak and or John can not fix this. You and YOU, yes even YOU are the ones that can fix this I can get more commission checks by finding out what my buyers can afford before I show them the $1,000,000 home then crush their dream by having a mortgage adjuster say "I Don't think so". and more Commission check does mean more $ in my wallet. and I only work with mortgage officers that think the same, Why push to get a mortgage that can go south and loose a deal when work with what they can afford and get the deal. once again more closings are much better that a few large closings.
who's plan is the best, let me think.
Oboma, reward greed by giving foreclosures a mandatory stop. that will backfire when mandatory stop period ends. stop fraud penalties, is this not already on the books, o well lets spend some money to put a second and third and forth and fifth law on the books. o no new taxes, RIIIGGHHTTTT.
Mccain, work with states to lower property taxes, O is there another entity taxing us. like my state, and my city. the president can not say i will cut taxes and force the states to do so, so working with each state and spreading tax cuts for ALL taxing entities. this works. the Federal government has cut rates under Bush, but have the states and cities. MMMMM
remember the proverb.
Give a man a fish feed him for a day, teach a man to fish feed him for life.
Obama = Give a man a fish
McCain = Teach him how to fish.
I Vote for McCain

In addition, anyone who thinks that either candidate will live up to their campaign promises 100% once they are in the White House is living in Fantasyland! When's the last time that happened? Once they're in the White House and having to answer to Congress and special interest groups its a whole different story.
McCain calls for better education systems, mortgage help, etc, etc. and Obama says the same. The county is spending 10 BILLION a day (!) in Iraq. You can't do all this without money. And where does this money come from? Taxes. I don't care what either candidate promises...you have to have tax money to run this country's government. You can't keep spending, and spending, and spending or the good old USA will end up like the people in the mortgage mess, who took the equity from their homes and took vacations, built pools, bought cars, etc. It was never REAL money to begin with...
T. Boone Pickens and Paul Volker have produced a video/DVD entitled IOUSA. If you can get your hands on it, watch it. Unfortunately its not in general distribution yet, and probably won''t be until after November 4.
What does this sound like ("state housing agencies")? Little Hud? State Hud? How about - Sud.
I can't seem to like the sounds of any of that.
Lower the interest rates a couple whole numbers. Put limitations to new construction. Get greener, but not the marketing scam type greener. Go on a diet. Take a walk. Cook a meal. Get some dirt under our fingernails.
And Most of All; Don't pay attention to those goons behind their hair on the TV news.
I like the idea of job creation in the energy sector, something we should have done 30 years ago.
Leanne Walters, you should run for office. If all Americans thought like you, we surely would create the American Dream for ourselves and each other.
There is a word for that, it's called plagiarism. Maybe next time give the author credit, or maybe just provide a link to the article. As for the slanted part--REALTOR magazine, says it all. Good Luck you're going to need it.
Skimming through the various vapid, hate-filled, racist and simply inaccurate posts I have to question the intelligence level and possibly the sanity of those of you who have typed as if provided cue cards from Fox News or Rush Limbaugh. That you actually believe John McCain is good for the housing industry reflects how far up the dark cylinder your individual heads have been thrust.
Look, I have no interest in trying to convince you to drop your ignorant and possibly racist stances, but what I will do is say that the only candidate who sought the input of people familiar with economic issues when our economy lurched toward a precipice last seen in 1929 was Barack Obama. But perhaps you like the bright shiny intellectualism of Phil Gramm who says negative consumer comments were simply whining.
Brilliant.
As is the catapulting of $10BILLION per month to a quagmire in Iraq. Hmm, how useful would that be to this country's infrastructure? Bottom line, Baby Einsteins, the only hope for this country and second its economy and third its housing industry is Obama. McCain couldn't find an economic policy with both hands. Which eerily sounds like those of you who spewed your shallow crap in comment after comment.
Again, may consumers in your areas see you truly and may this truth motivate them to find other real estate professionals who in the least are not as craven as those of you who have spread idiocy and hatred in this thread.
As I write this the folks in Dixville Notch, the first votes of this election have gone 15-6, Obama over McCain. May the wisdom of this hamlet in New Hampshire presage the direction in which my beloved country goes.

Shame on you. Bad form.
For those who used blatant insults against anyone who held an opposing political viewpoint, I hope you enjoyed your freedom as an American to speak your mind without reciprocity. However, freedom of speech does not excuse bad manners. Some of us might want to re-examine our ability to maintain integrity while under duress.
Now, that we have a new president, I'm glad we can put this all behind us. As Leanne Walker says, we have work to do! Here's wishing success and prosperity for us all.
