    As I've said before, The Enclave at White Rock is a highly sought-after community in the East Dallas real estate market.  Once a listing hits the market, it gets snatched up pretty quickly.  It appears that some owners are beginning to take advantage of the high demand for traditional home sales.  Activity in The Enclave at White Rock has increased over the last few months.

    It looks like homeowner in the East Dallas neighborhood of The Enclave at White Rock are beginning to take advantage of the high demand for homes. More homes are hitting the market.

    According to the latest statistics from NTREIS, there is currently one listing available on The Enclave at White Rock market in East Dallas.  It is a 4 bedroom, 3.5 bath, 2864 square foot property.  The asking price is $439,000.  That works out to $149 per square foot.  It has been on the market for just 19 days so far.

    Three properties are currently pending sale in The Enclave at White Rock.  They range in list price from $324,000 for a 3 bed/2 bath home to $464,157 for a 4 bed/3.5 bath home.  The average list price was $401,052 ($143 per square foot).  To prove how quickly these properties sell, they averaged just seven days on market, with one going under contract is just four days.

    To further illustrate how the market has begun to turn in The Enclave at White Rock, six properties were sold within the last three months.  This is after several months of no new listings or sales taking place in this popular neighborhood.  The average sale price was $366,000, 96.4% of the asking price after just 16 days on the market.  That's $128 per square foot.

    So, you can see.  The Enclave at White Rock is a very attractive neighborhood for investors.  Luckily, there are some current homeowners who have decided that it is time to sell their properties and move on.  Let me know if you'd like to take a look at these beautiful homes and I'll be happy to take you on a tour of them myself.

    Comprised of more than 800 homes, Junius Heights is the largest historic district in all of Dallas, TX. The subdivision's columns are local landmarks. It's been named a "Best Place for Families" in 2010 by This Old House. Most Junius Heights homes are Craftsman and Prairie-style bungalows, with a few other styles spread out among them. I get to enjoy the historic beauty of this neighborhood everyday. My office is located pretty much next door.

    According to the North Texas Real Estate Information Systems (NTREIS), the Junius Heights neighborhood of Dallas has six currently active listings. They range from a 568 square foot, 1 bed/1 bath property listed at $48,900 (on the market for just three days now) to a 3 bed/2 bath 2420 square foot home that has been on the market for 4 1/2 months listed at $349,000. The average Junius Heights home for sale, however, is listed at $255,281 and has been on the market for just over two months.

    In the last three months, five properties have sold in the historic Junius Heights neighborhood. The average property was a 3 bed/2 bath 2504 square foot property that was on the market for 120 days before it went under contract. The final sale price was just 2% less than the initial listing price. There are currently no sales pending.

    Located directly east of White Rock Lake, the community of Forest Hills in Dallas is well known for its large lots and stately homes. Tucked under a high canopy of trees on the crest of a ridge, Forest Hills is aptly named. Their voluntary HOA (Forest Hills Neighborhood Association) provides walking tours of homes. The Forest Hills Children's Network schedules play dates for preschool children and maintains a helpful list of respected babysitters in the area.

    Forest Hills Dallas Market Stats February 2013 - Forest Hills is tucked under a canopy of trees and is perfect for young families and nature lovers.

    A search of NTREIS (North Texas Real Estate Information Systems) showed that there are currently 12 active properties for sale in Forest Hills. They've been on the market for an average of 128 days so far. The median listing price is $846,766 for a 4 bed/3 bath 4006 square foot home.

    One Forest Hills property is currently pending sale. It was on the market for 153 days before it went under contract. This 3 bed/2 bath 2813 square foot home was listed at $599,900.

    The report also showed a total of 14 Forest Hills homes were sold over the last three months. The average property was a 3 bed/2 bath 2425 square foot home that sold for $422,296 after 115 days on market. That was 97.2% of the original asking price of $434,421. However, it is interesting to note that a 2 bed/1 bath 1440 square foot property sold for 2.2% more than its listing price after just one day on the market. That shows how competitive the area is!

    Developed in the 1950s, the Eastwood neighborhood of East Dallas is comprised primarily of single-family homes. Their HOA (Eastwood Home Owners Association) is voluntary and believes in doing all it can to bring members of the community together. Eastwood homes are conveniently located close to White Rock Lake, a favorite among locals for jogging, riding bikes and spending a quality afternoon with loved ones picnicking. Eastwood is an area of particular interest for families with young children due to Hexter Elementary, a highly praised school in the area.

    An Eastwood market report from the North Texas Real Estate Information Systems (NTREIS) showed that there is currently one listing active. It has been on the market for 31 days and is listed at $215,000.

    One Eastwood home is currently pending sale. After 127 days on the market, this 3 bed/2 bath 2222 square foot property went into escrow. It was listed at $249,700.

    Over the last three months, a total of 11 Eastwood homes were sold. The median listing was for a 3 bed/2 bath 2073 square foot home. It was on the market for 52 days before it went under contract. It eventually sold for $247,127, which was 95% of the original asking price.

    I've spoken about how popular the Enclave at White Rock is in the East Dallas real estate market. When people invest in a property here, they typically end up being a resident for life. So, if a property comes up for sale, it is wise to jump on it as soon as possible.

    The Enclave at White Rock is the popular kid in town. Find out how the real estate market fared over the last month here.

    According to NTREIS, five properties sold within the last few months. The average price of a home sold at the Enclave was $333,350, which was 97.8% of the original asking price of $341,100. They averaged 100 days on market. The average cost per square foot for these sold properties was $125.

    While there are no listings currently on the Enclave at White Rock market, they do pop up from time to time.     The homes that are within the Stonewall Jackson Elementary district continue to experience a hotbed of activity. The Stonewall Jackson District of Dallas, TX has seen a lot of real estate change hands over the last few months. That's because everyone wants to be near this unique school so their children can get one of the best educations around.

    What were the market stats for the Stonewall Jackson District of Dallas TX in November 2012?

    According to the North Texas Real Estate Information Systems' (NTREIS) most recent reports, the Stonewall Jackson District currently has 73 active listings. The average home in the area has two bedrooms, 1 bathroom, is 1687 square feet in size with an asking price of $292,202. It has been on the market an average of 102 days. This is down from the previous month's average of $312,304.

    There are currently 18 sales pending in the Stonewall Jackson District. This is down dramatically from last month's 29. The average pending property is a 2 bed/2 bath 2006 square foot home listed at $350,983. It was on the market for 105 days before it went into escrow. The average home pending the previous month as a 2 bed/1 bath 1539 square foot property that was listed for $229,834. It was on the market for 84 days before going into escrow.

    The amount of homes sold in the Stonewall Jackson District increased from the previous month. Of the 33 homes sold in October, the average home was a 2 bed/1 bath 1787 square foot property that sold for $315,506. This was 2.3% below the original asking price after 65 days on the market. In November, the average home sold was a 2 bed/2 bath 1785 square foot property that ended up selling for $268,425, just 2.8% below the original asking price after 82 days on the market.

    As you can see, the Stonewall Jackson District real estate market continues to be a hot commodity. There is a flurry of activity, homes are selling pretty close to their asking prices and it's a great time to buy. When you're ready to buy or sell a home in the area, please give me a call.

    The Enclave at White Rock is a wonderful place to live, offering its residents a healthy, active lifestyle. It's easy to see why this is one of the most highly sought-after places to live, especially when you look at their real estate statistics.

    Homes at The Enclave at White Rock are a hot commodity. When they go on the market, you need to pounce right away or you might lose out!

    The North Texas Real Estate Information Systems' (NTREIS) latest statistics indicate that The Enclave at White Rock real estate market remains very tight. Currently, there is one home for sale, a 4 bed/3 bath 2405 square foot property that is listed for $380,000. It has been on the market for 32 days. Last month's report showed no homes for sale over the previous three months.

    There were no pending sales on the books. However, eight properties in this community have sold over the last three to four months, which is up from the five sold in last month's report. The average Enclave at White Rock home sold was a 3 bed/2 bath 2735 square foot property that sold for $345,050. This was just under 2% of the original listing price of $351,793. It was on the market for 84 days. The previous report showed that the average home sold for just over 2% of the originally listed price after being on the market for 56 days.

    Based on the latest statistics reported, The Enclave at White Rock is an extremely attractive piece of real estate. When a house does come on the market, you need to check it out quickly or it may be gone. Since sellers are getting almost exactly what they are asking for the property, buyers need to be proactive.
