       You’ve heard it from real estate agents before. “The Winter season is slow.” Or, “No one is really buying or selling.” And even, “I’ll get started in the New Year, it’s a new start right?”

    Wrong. The truth is, it’s better to be ahead than behind. Do you want to have income in January? Do you want to have clients in the pipeline well into February? The winter months are the perfect opportunity for you to find the motivated clients and get them to list their home with you.

    Of course, sellers sometimes need a little perspective to help them understand why listing now can benefit their bottom line. So without further ado, here are 11 reasons your seller should list during the Holiday Season.

    11. By selling now, you may have an opportunity to be a non-contingent buyer during the Spring, when many more houses are on the market for less money! This will allow you to sell high and buy low.

    10. You can sell now for more money and we will provide for a delayed closing or extended occupancy until early next year.

    9. Even though your house will be on the market, you still have the option to restrict showings during the six or seven days around the Holidays.

    I hav given alot of thought and consideration recently to advertising on facebook has anyone had experience with this? I already a facebook business page however I'm thinking of expanding and trying out facebook ad's where you pay x amount for 1,000 impressions, etc. Any guidance would be greatly appreciated on this one considering I can't find a single person with experience with this.

  • Changes 2013 might bring for buyers and sellers

    As many are probably already aware one big thing that helps determine our mortgage interest rates are the current value of our bonds. Many individuals (banks, lenders, mortgage company, etc.) are predicting interest rates to start climbing back up in 2013 due to our bond value depreciating. Secondly our PMI fee's are expected to stay with the life of the loan opposed to the current 5year period. Recently 2 lenders have varified FHA has begun giving early warnings of these changes. Of course everyone is expecting it at some put however no one seems to know when. What are you thoughts?

  • "A little birdie told me sold!"

    Thought someone would get a good laugh out of this one... Today while house hunting with a client I came out of the front door to lock up prior to leaving and out of the corner of my eye say something strange. The subject property has been vacant for over 8 months and someone has left the mail box open... Only to invite a bird to nest inside this mail box, from front to back this little bird had managed to build quiet a large nest inside. Enclosed in this terrific display of craftsmanship was 2 small white spotted eggs and one already hatched baby bird. It takes alot of break my guard however it was one of those silent, AWWW! Moments creating a great story for my clients to tell their kids and ended a terrific day of estate hunting.
