    The World As I See It Today !

    For me, as a real estate consultant, but more importantly as a human being and observer of all that world2 300x300 The World As I See It Today !I see in the world, I have noticed some disturbing shifts. The world as I see it today , we are seeing a higher level of human chaos around the world. I look at things from a heart-felt view, not a political one, and I always look for solutions to difficult problems.

    The potential for increased global conflict is a troubling one. Growing up, I was a witness to the 1969 war between Egypt and Israel. I have very vivid memories of people hating and blaming one another. For some reason, by the grace of the universe, I did not take either side or participate in the blaming game, but seeing people turn against one another had a profound effect on me.

    As I look around today, there seems to be conflict on so many levels. Whether it is issues impacting human rights, civil rights, gay rights in Eastern Europe, the Middle East, North and South America, it seems no one is exempt from witnessing pain and suffering. A dear friend /mentor of mine Nick Segal taught me once: What is the definition of insanity? It is doing the same thing over and over again and expecting different results.

    I look at this on a practical level in my daily life. Real estate is where I spend day in and day out putting buyers and sellers in a happy place. Do I succeed all the time? The answer is no but I am sure I will not give up trying. Successful real estate deals are created when sellers and buyers genuinely care about the outcome for one another as opposed to clinging to an attitude of ‘what’s in it for me?’

    I would like to believe we are not all insane people, perhaps we all need some adjustment here and there. I do not claim to have all the answers but here are some questions I ask of myself often:

    •  At the end of the day, do I pray for all humanity or just for people in my circle that I know personally?
    •  When I am giving gratitude for what I have, do I also give gratitude for the people that supported me in the process?
    •  When I judge someone or some event for taking place, do I ask why and how I may have contributed to it?
    •  If this is called the game of life, why can’t we all play to win in a way that all people win?

    These are all questions that may be answered differently from one person to another. For me witnessing one war was all it took for me to continue to strive for the best, both for myself, and for the world.  I welcome your thoughts and comments to how you see the world today.

    West Hollywood’s Highest Price New Construction Listing

    I recently wrote about West Hollywood new constructions and how they are invading the neighborhood.     Harper Avenue seems to be the latest favorite location for prime new constructions and the highest price point since I began my career in 1991

    This being the highest listed price for a West Hollywood home is worth keeping an eye on, especially considering the most recent new constructionsharper2 288x300 West Hollywoods Highest Price New Construction Listing sales in the neighborhood were as follows:

    • 927 N laurel Avenue , 5 bedrooms and 4.5 bathrooms asking $2,495,000
    • 813 N Laurel Avenue , 5 bedrooms and 5.5 bathrooms asking $2,795,00
    • 8745 Rosewood Avenue , 3 bedrooms and 3.5 bathrooms sold for  $2,450,000

    735 Harper is exquisite on all levels, it’s very well designed and environmentally impressing, the question is, can Harper Avenue sustain such asking price, and will this price point make history??

    West Hollywood real estate market is like most other markets across the state, on the rise; however there are some real estate prices that seem to have gotten wild.cynthia living room 300x189 West Hollywood Real Estate: Prices Gone Wild!!

    While I was doing my weekly caravan checking out new inventory , 8920 Cynthia grabbed my attention, not only because its location but because its price point. Asking $2, 250,000 for this newly renovated 2 unit building seemed a bit over the top but I will let you be the judge. 8920 Cynthia offers the following:

    • Front house 2 bedrooms and 2.5 bathrooms
    • Back house 1 bedroom and 1 bathroom
    • pool

    On the other hand I could not find a private garage or any privacy between the 2 structures, which left me asking myself this question; who is the ideal buyer for this property?

    I do feel this is a West Hollywood listing with a price gone wild. Are you in the real estate market either as a seller or a buyer? I would love to hear your thoughts and latest experiences.

    Most people through out the country see West Hollywood as one pricey neighborhood to live in. I was asked the question recently: Do you have any West Hollywood homes under $800,000??

    West Hollywood is in fact a pricey neighborhood to live in; however I was able to find a couple of homes recently that not only were under $800,000 but were extensively remodeled for the fussiest buyer’s taste.gardner 300x205 West Hollywood Homes: Anything Under $800,000??

    - 751 N Gardner, 2 bedrooms and one bath, asking $799,000. Gated with brand new kitchen and bathroom, rich brown hardwood floors through out and it is walking distant to Melrose/Fairfax district.

    - 7961 Clinton, 2 bedrooms and 2 bathrooms, asking $779,000. Upgraded throughout with hardwood floors and an abundance of natural light

    Now if you choose to go a little further east to another prestigious Los Angeles neighborhood known as Hancock Park, you will find another treasure under $800,000

    - 362 N Norton, offering 2 bedrooms and 1.5 bathrooms and asking $795,000. This is truly a bargain, it’s rare to find good deals these days that offer great location, charm and extensive upgrades under $800,000clayton 300x203 West Hollywood Homes: Anything Under $800,000??

    The market is moving in a rapid speed and as you might have heard, south land home prices soar 24% in May from a year earlier.     The year 2006 was the last real estate high we experienced before the fall. Recently I have been asked the question: Did we exceed the 2006 market price point?rugby 300x188 West Hollywood Real Estate: Did We Exceed The 2006 Market Price Point?

    I can not speak for other parts of the nation but I can certainly speak for West Hollywood.  In order to answer this question properly about West Hollywood real estate, we will need to compare similar data for the same period of time.

    From January till May 2006, the highest price points for 3 bedrooms and 2 bathrooms homes in West Hollywood were:

    • 8558 Rugby , sold for $1,675,000
    • 8712 Ashcroft , sold for $1,489,000
    • 508 Westbourne , sold for $1,595,000

    Now, let’s take a look at the highest price points for 3 bedrooms and 2 bathrooms homes sold from January till May 2013:

    • 8937 Rosewood, sold for  $2,199,000rosewood 300x188 West Hollywood Real Estate: Did We Exceed The 2006 Market Price Point?
    • 9313 Doheny, sold for  $1,900,000
    • 8745 Rosewood , sold for $2,450,000

    Did West Hollywood real estate exceed the 2006 market price point? The answer is yes. The question is; how is this tremendous increase will shape up the current market?  None of us can predict the future, but here is what we know for sure regarding the current state of the market:

    • Job growth is still growing
    • Money remains at a record low to borrow
    • So far the supply has not met with the demand

    As I previously wrote, do not let the market dictate to you when and how to buy real estate. Home buyers please note, if the mortgage payment is equal to your current monthly rent or it may be 20% higher, please take advantage of the benefits of owning vs. renting. Some loan programs are being offered for as low as 3.5% down payment and these funds can be borrowed or gifted from a friend or a family member.

    I look at new inventory in West Hollywood every Tuesday and that is when I pick my top property of the week. I try to find the best value for the money and a property that has the “Wow” factor.

    This week I was able to find two properties, let’s start with 1240 Greenacre Avenue.  A 1940 California bungalow situated at the end of a Cul-de-sac and 1st time on the market in over 23 years.green acre1 300x189 West Hollywood Top Property !!

    However, it’s not the house itself that makes this top property of the week, but the following 3 factors is why I picked it:

    • The lot size is 6429 square feet
    • Zoned for R2 , which allows the possibility for building 3 units
    • Asking price $799,000

    Now let’s discuss 525 Huntley Drive. This extensively remodeled gated residence on one of the most desirable streets in West Hollywood offers:

    • 2 bedrooms and 2 bathroomshuntly21 300x188 West Hollywood Top Property !!
    • Den
    • Separate guest house
    • Asking $1,595,000
    • Great back yard with a hot tub

    Even though the property is not being offered at a bargain price however, the quality of work, location and scale of this home is why I found it to be a great value. It’s ideal for entertaining, working out of home or having visitors stay over.

    Clearly there is a difference between the two properties and as we see more inventory coming on the market, we also see different types of properties with different price points for every buyer’s needs and wants

    I look at new inventory in West Hollywood every Tuesday and I usually pick my top property of the week. I try to find the best value for the money and a property that has the “Wow” factor.     8712 Sherwood in West Hollywood is my top property of the week. This property is located on a short street between La Cienega Boulevard and Huntley Drive, a couple of blocks from Urth Cafe on Melrose Avenue and the Pacific Design Center. The property features:

    • Remodeled Kitchen and bathrooms including steam showers
    • Gated with direct access from the garage

    This is what we call a cottage by definition in the real estate world, which makes it ideal for the traveling or on the go client.  Fortunately for the current owner, competition is scarce and that’s how this cottage made it as my top property of the week.
