  • Creative Home Marketing Approach: Video Open House

One of the biggest inconveniences for home sellers is having to leave the house at the spur of the moment when a potential buyer makes an appointment. Worse yet is when that showing doesn't bring an offer after you've spent the time cleaning your house and finding something else to do during the showing. This process can go on for days, weeks, or months. On the other side of the coin, it's disappointing for buyers when they've seen photos and read a description only to find that the home will not work for them once they've seen it in person.

Everyone is busy these days. The solution may be a video open house of your home. The video open house isn't a highly produced video, just a walk through as a potential buyer would do. After all, you're not selling your agent's videography skills . . . you're selling your home. There are several advantages to a video open house . . .
    • Potential buyers can see your house without you having to leave (and wonder when you can come back).
    • Out of town buyers who may not be familiar with the area have a limited time to tour homes, if they like what they see in the video open house they'll be sure to put your home on their short list.
    • The potential buyers who make the time to come see your home in person will be the most interested buyers.
If you're planning on putting your home on the market, a video open house may help to bring you the most serious potential buyers . . . and an offer.
