    Open houses are one of the best ways to attract qualified buyers into a home for sale in Malibu. Many buyers feel uncomfortable setting up private showings due to the pressure some real estate agents will apply in hopes of making a sale. This makes open houses very valuable in the sales process of a property in Malibu. 

     

    Open Houses For Buyers

     

    Open houses allow buyers to easily see lots of properties on the market in their desired price range without going through with the hassle of setting up private showings (Open houses become rare in the $10 million + market place). Approximately 90% of buyers begin their real estate search online. The problem is that many pictures of properties online don't do justice or misrepresent and make homes look better than they are in reality. Therefore it is key to view a home first before making a judgement. 

     

    Open Houses For Sellers

     

    Real sellers that wish to net the highest dollar for their property should always make sure their real estate agent does open houses consistently. We at 4 Malibu Real Estate Partners have had multiple properties sold in the past year from buyers driving by our open houses and coming in for a peak and the next thing you know we have a sale. Many real estate professional believe it's not realistic to sell properties through open houses, and we couldn't disagree more.   

     

    Open Houses During The Week

     

    Many buyers in the Malibu real estate market that can typically afford a home in Malibu don't have your typical 9am-5pm schedule. There are a lot of Malibu buyers who are entrepreneurs, executives, artists, celebrities and bosses and they have flexible schedules that they create. This means that it's not unrealistic for a Malibu buyer to be driving through a Malibu neighborhood and to stumble across an open houses that's inviting, go inside, fall in love and buy the property. It's not magic it's common sense.

  • Malibu Real Estate Market Update | June 2013

    The Malibu real estate market has had 32 sales in June which includes single family homes, condos, land and manufactured homes (Not including confidential pocket listing sales). According to the MLS, there are 100 properties that are in escrow as "pending" or "looking for backup."  Thus far, this real estate market has has been attracting a lot of foreign buyers from all over the world to Malibu for vacation homes and main residences. Prices are probably as low as they ever will be and buyers are starting to catch on to the reality that it's now or never.  

     

    Malibu Beach House Market 

     

    There has already been 6 sales on the beach in June and inventory is definitely declining. With sales at Malibu Road, Malibu Cove Colony, Big Rock Beach, and condos sales at Malibu Bay Club and Tivoli Cove. There are 14 Malibu beach houses in escrow.

    A notable beach home that just got posted in the MLS as "looking for backup" is 26520 Latigo Shore listed at $8,450,000. This beach house has 4 bedrooms/5 bathrooms with 3,519 Sq/ft and a 8,721 Sq/ft lot. This property was built in 2000 and has 61 feet of beach. It is located on Latigo Shore beach which is one of the better surf spots in Malibu and a locals favorite for getting away from the crowds.

    Expect a lot more sales to come this summer on the beach. One of the top beach deals on the market is 26706 Latigo Shore listed at $7,500,000. This beach has some of the best city views and deck space with 2 bedrooms/2.5 bathrooms, 1,500 Sq/ft and a 10,733 Sq/ft lot. This is perfect for somebody that wants to buy in on one of the most exclusive beach communities in Malibu - Latigo Shore. It's a fixer, but one that could be transformed into one of the nicest pads on the street.

    Malibu Landside Homes 

     

    This June the Malibu land-side home market has been on fire. There have been 15 land-side home sales thus far for the month and we still have another week left in the month of June. The most notable sale was 11802 Ellice St which closed at a whopping $16 million. This was a major victory for the Marisol developers. This estate has 4 bedrooms/6 bathroom with 6,800 Sq/ft on a little less than an acre lot. Although the property was located across from the beach on the land-side of PCH it was designed in such a way that the sandy bluff below the pool creates the feel that the property is right on the beach which is absolutely amazing. Expect the Marisol development to start selling a lot of their showcased properties from here on out. 

     

    Malibu real estate

    There are 52 land-side homes currently in escrow. Landside real estate in Malibu has taken a long time to gain some traction. This summer will be a major catalyst to this side of the market finally picking back up. 

     

    Malibu Condo Market

     

    This is by far the most in demand and hottest end of the real estate market in Malibu. There are currently only 20 Malibu condos for sale. There have already been 6 sales in the month of June and believe it or not there is 17 condos in Malibu currently in escrow. A lot of the condo demand is coming from first time home buyers and foreign buyers looking for part time vacation pads. The Malibu condo market is by far the safest end of the market for investors and or flippers to come in and make money on undervalued properties or fixer uppers if the right deal presents itself.

    Since mid 2011 Jim Carrey has been "trying" to escape the peaceful and private Malibu Colony community by selling his Contemporary 5 bedroom and 5 bathroom pad. The hilarious comedian/actor started at a very high price of $18 million, but there was no takers. Two years later, after multiple price reductions Mr. Ace Ventura has finally sold his property.

    Carrey's Malibu Colony listing expired in December of 2012 and didn't come back onto the market. Therefore this property sold as a pocket listing, an unlisted exclusive sale not marketed in the MLS. The sale could have come from a buyer that had seen the property while it was listed, or could have been a neighbor who was aware of the house, a broker could have just brought the buyer to the home, or one of the comedians high profile friends could have stepped forward (at this point it is unknown).

    According to public records, the home sold at $13.4 million. The lucky buyers names are unknown and hidden within a LLC - "Colony Residence 99 LLC." Carrey's Malibu Colony home was in a very in demand and exclusive section of dry sandy beach.

    Malibu High End Beach Homes Are Selling

     

    As we enter the 2013 Summer season, high end luxury beach houses are changing hands more and more often. This end of the Malibu real estate market has been very slow over the past few years, but it is definitely making a major rebound. A property on Malibu Road just sold for $14.995 million. 

    I don't have a crystal ball on the Malibu real estate market, but my intuition is telling me that the Malibu high end market will be bouncing back higher than it's ever gone over the coming few years. If you look at what's happening in New York and Miami, you will notice that the high end market - $10 million and above is becoming stronger and more expensive than ever before. Lots of foreign buyers with money are coming into the United States with cash and investing into the real estate market.

  • Malibu Home Deal Alert // Below $2 Million

    3704 Surfwood Rd - If you're actively searching the market for a property below $2 million and nothing seems worth it then you just might be in luck. There is a Malibu home located in the charming neighborhood of Sunset Mesa that was recently remodeled into a super sleek and modern single family with amazing ocean views and a pool and spa. This property has 3 bedroom and 2 bathrooms with 1,900 Sq/ft on a 7,566 Sq/ft lot. 

    If you were to do a walk through of this house you would assume the price would be around the $2 million range. But you would be very wrong. This home is listed at $1,699,000 and there is only one thing that is for sure, this property will not last on the open market in this neighborhood. Finding a updated home with a pool and ocean views in a central location in Malibu below $2 million is very difficult in this real estate market. But this is proof that it still is possible to get a great property in Malibu below $2 million.

    The Sunset Mesa community was developed in the early to mid 60's. There are approximately 500 single family homes and 50 condos within the neighborhood. Family's are generally attracted to this community for it's centralness - on the border of Malibu and the Pacific Palisades. There are a lot of great schools in close proximity and Santa Monica is just a few minutes drive away.

  • 2013 Malibu Condo Market On Fire!

    According to the MLS in 2012 there was 55 Malibu Condos that sold. The lowest priced sale was at 6477 Kanan Dume Rd at $325,000. The highest sale was 27420 Pacific Coast Highway, a 4 unit high-end condo development just north of Geoffrey's restaurant, for $4,975,000. Another notable sale was a penthouse in the Outrigger, a condo complex on Carbon Beach, a 2B/2b with 1,345 Sq/ft for $2.5 million.

    This year the Malibu condo market is on pace to crush 2012 numbers. We are a couple days away from the beginning of June and there has already been 27 condos that have sold in Malibu. The lowest sale thus far was 6485 Kanan Dume Rd at $330,000. The highest sale was at 27420 Pacific Coast Highway for a whopping $6.5 million. This condo was completely remodeled once purchased in 2012 with 3B/3b with 3,959 Sq/ft and a separate guest unit above the garage. The unit has panoramic ocean views with dark french oak flooring and an indoor/outdoor floor plan that effortlessly lends itself to entertaining.

    Along with all of the sales so far in 2013, there is also 14 Malibu condos that are pending or looking for back-up status in the MLS (escrow).

    The demand is up and inventory is quickly shrinking with only 23 Malibu condos actively being sold on the market. If we continue on in this fashion, 2013 will be a huge rebound year for condos in Malibu. There is no crystal ball for this real estate market, but considering what the numbers have been pointing towards prices for Malibu condos to rise. Now is the time to buy.  

    Best Malibu Beach Condo For Sale

     

    25338 Malibu Rd #1 - Listed at $2,650,000. This property screams beach living in Malibu with 2B/2b and 1,055 Sq/ft. This fully remodeled Malibu beach condo is located in a 4 unit complex on the coveted Malibu Road in front of a dry sandy part of the beach. Just down the street from restaurants, the market and movie theater at Malibu Country Mart. This is a great way to buy into Malibu Rd without forking over $4-$6 million for a single family home.
