  • Real Estate – Crap Shoot or Texas Hold’em?

Posted Under: Market Conditions in San Ramon, Home Buying in San Ramon, Home Selling in San Ramon  |  December 6, 2012 7:49 AM  |  1,239 views  |  No comments

Are You Gambling with Your San Ramon CA Home Sell or Purchase?

home-sell-crap-shootWhen it comes to buying or selling a home avoid crap shoots & Russian roulette. The savvy home seller or home buyer can learn a thing or two from the poker pros of the WPT (World Poker Tour) and the WSOP (World Series of Poker).

Gambling with selling your home (nest egg) or making the largest financial decision of your life (buying a home) is not a strategy we recommend – even for those whose primary investment strategy for retirement is buying a weekly lotto ticket.

Buying or selling a home without educating oneself about the local real estate market, the home buying process and enlisting the services of a real estate professional is kind of like walking up to a craps table, rolling the dice and hoping for the best.

Real estate, like Texas Hold’em involves knowing the rules, reading people, calculating odds and betting strategies. In Texas Hold’em, your hole cards are critical to whether you play the hand or fold. They are pivotal to your betting strategy as well.

Texas-Hold'em-Real-EstateWhen you’re buying a home, your two hole cards are: 1) Credit Score & Down Payment and 2) Motivation & Negotiation. In local real estate markets like Danville, San Ramon and Dublin CA, housing inventory is low, prices are stable and rising and most real estate transactions are receiving multiple offers.

When you’re buying or selling a home in a multiple offer scenario, you want to see the flop – meaning you want to get to the second round of bidding. The flop will help you to determine the strength of the other hands (offers) and what your strategy and counteroffer should be.

Home sellers and Realtors do not necessarily accept the highest price offer for the home. A home buyer that bets everything on the price is rolling the dice or going all in on a less than optimal strategy. You may even get the home, but may wind up paying more than you had to or missing out on home repairs or concessions the home seller would be willing to make.

A strong credit score and significant down payment often trump the highest bid as home sellers and mortgage brokers want to bet on the deal that has the best chance of getting financing and closing escrow in a timely fashion.

Doyle-Brunson-Poker-Real-EstateMotivation and Negotiation go hand-in-hand. This is where having an old poker pro like Doyle Brunson – or in the case of a home buyer or home seller, a professional Realtor on their side. A seasoned Realtor has the experience to help you read the “tells” of the other players. Which side is more motivated? What’s the strongest betting strategy? Who’s bluffing? What’s the pot really worth?

Though we’re using gambling as a metaphor and to make a few points, we don’t encourage anyone to gamble on their home purchase or home sell. We don’t gamble with our client’s dreams – we offer solid advice based upon years and years of assisting clients to buy and sell real estate. We know the local real estate markets in Danville, San Ramon, Dublin, Alamo, Walnut Creek and surrounding area. We are skilled negotiators with years of experience in real estate and corporate marketing & sales. We’ve closed over 550 escrows and we’ve been recognized as being in the top 2% of Realtors in the Bay Area for customer satisfaction.

    Danville CA Homes for Sale

With housing inventories remaining low, home prices stabilizing, foreclosure rates dropping and mortgage rates remaining at historical lows - what is hindering a more robust housing market recovery? In short, lending standards and the appraisal process.

While foreclosures are still a factor in home values in San Ramon and Danville and other East Bay communities, they are no longer the culprit they once were for local home valuations. And while they will remain a factor into the next year, what really needs to be addressed is how the financial industry is still having its cake and eating it too at the expense of the average homeowner.

General Electric picks San Ramon CA for $Billion Tech Center

What better Christmas present for San Ramon, California than Wednesday's announcement by GE that it has chosen Bishop Ranch in San Ramon for the site of it's billion dollar technology center that will be staffed by 400 software engineers.

GE San Ramon CA Bishop RanchThis present has it all - increased occupancy for Bishop Ranch, new jobs for San Ramon, new residents that will need to buy homes in San Ramon, more retail dollars spent in the area, more, more more.

GE employees moving into San Ramon will find favorable home prices in the area. With interest rates remaining at record lows and the local housing market reaching the bottom of its decline, this is a great time to biuy a home in San Ramon.

"GE could be providing one of the seedlings for a new industrial age," said Rob Enderle, a San Jose-based technology market researcher. "We will move from the current generation of unintelligent machines to ones that are interconnected and smart."

GE offered several examples of the kinds of projects that the center, which will be based at San Ramon's Bishop Ranch complex, will undertake. It might help health care providers use a web of machines and software to more quickly identify and treat ailments, assist power systems in becoming more intelligent to slash customer energy costs, or provide systems in which aircraft and locomotive engines could alert engineers about needed maintenance or repairs.

General Electric is moving into Bishop Ranch 3. These are 400 new positions for GE.

Given the amount of people from the high-tech industry that we have met over the years at Experience Unlimited and CPC's Job Connections, this may be a Christmas present of epic proportions for some of San Ramon's job seekers.

Checking the Stats for Central San Ramon California Home Sales

We are looking at data for homes bordered by Montivideo on the north, Pine Valley Road on the south and between I-680 and Broadmoor. If you are thinking of selling your home in this area of San Ramon in 2011, this data will be of interest to you.

MLS Stats - Homes for Sale in Central San Ramon

San Ramon California Homes for SaleCurrently, the MLS is showing 16 homes for sale in this area of San Ramon, CA. 9 of these homes are listed as potential short sales and 4 are shown as REOs (foreclosures).

7 of these homes are priced below $500K - 2 of which are showing significant price increases. One of the homes showing a price increase has been on the market for over 275 days and the other for over 100 days. Two of these homes have have been on and off the market over some time and were originally priced above $700K - fine examples of homeowners failing to deal in the reality of the market and letting time steal money out of their pockets.

There are currently 9 homes showing pending sale. One of these homes is an REO (foreclosure) and has seen a 40% drop in original sales price as it went from a conventional sale to an REO. The other 8 homes showing pending are reflecting a 9% difference in asking price to sales price, but this won't be accurate until the final figures are available after escrow closes.

9 of the homes for sale in central San Ramon are priced between $500K - $600K and the average days on market for these homes is over 100 days because one of the homes has been on the market for over 390 days (that's back to 2008). This home, too, is a perfect example of chasing the market down while missing opportunity after opportunity to get it sold at market value.
