    Mortgage Interest rates hit a 50 year low as of December 10, 2008.  The current 30 year fixed rate is 4.875%.  The 15 year fixed rate is 4.75%. A 30 year fixed rate means the interest rate and the principal and interest payment you make cannot change for 30 years, at which time it will be paid in full.  The 15 year fixed rate is slightly lower and the loan would be paid in full within 15 years.  Choose a term that makes the payments comfortable for you.  A longer term loan equals a lower monthly payment.

     

    If you have an Adjustable Rate Mortgage, commonly known as an ARM, now may be a good time to refinance into a Fixed Rate loan. Each situation is different.  Sometimes it makes sense to refinance, sometimes it doesn’t.


    These rates apply to loan amounts of $417,000 and under.
