  • Norwood offering attractively priced condos in Roselle and Mount Prospect, Plus First-Time Buyer Incentive

    Norwood Builders is making it easier than ever to afford a brand new condominium in a hotspot location. A spacious new home can be claimed for as low as $179,900 at Park Street Crossing in Roselle and as low as $219,900 at The Emerson at Village Centre in Mount Prospect.

     At Park Street Crossing, four specially priced residences are available:

    • The Poppy, featuring 947 square feet of living space, including a great room, large kitchen with breakfront breakfast bar, in-home laundry, balcony, and indoor heated garage space plus storage, is priced at $189,900 (all prices subject to change without notice) and available for move-in in as early as 60 to 90 days. Even better, the buyer who acts fast can still choose all their finishes and selections.
    • Three Bittersweet plans, each with 896 square feet, featuring an eat-in kitchen, great room, in-home laundry, balcony and indoor heated garage space plus storage—starting at $179,900; one is available for immediate occupancy, while the other two can be move-in ready in as early as 60 to 90 days, and the buyer can choose their selections and finishes.  

    At The Emerson at Village Centre, meanwhile, buyers can select from four condominiums priced under $225,000. Two different floorplans are represented, and most of these units feature one bedroom and one bath. Two are ready for immediate occupancy.

    “We’re responding to the needs of the market and the current economic downturn by aggressively pricing our homes,” said Bruce Adreani, president of Norwood Builders, who added that the adjustments are only in effect for a limited time. “This is particularly appealing to first-time buyers, who can benefit from a variety of favorable factors now in place.”

    For starters, first-time buyers can qualify for the government’s $7,500 tax credit. This allows any buyer who has not owned a home during the past three years and is a taxpaying U.S. citizen to take a $7,500 tax credit, if they close before July 1, 2009 (for more details and provisions, visit www.federalhousingtaxcredit.com).

     “In addition to that incentive, Norwood Builders will match Uncle Sam’s $7,500 credit with an extra $7,500 credit of our own,” said Adreani. “For a limited time, buyers can apply our $7,500 credit toward their home’s purchase price or they can use it toward options or upgrades such as upgraded cabinets, granite countertops and stainless steel appliances in the kitchen.”

    Adreani noted that Norwood’s added $7,500 incentive is good only through November 30, 2008. He went on to say that it’s even more advantageous to the first-time buyer to purchase and close before the end of 2008 so that they can reap the tax benefits of their next tax return. If they wait until next year, they won’t get to claim the tax benefits until the following spring.

    Roselle Luxury and Value

    Located at the corner of Park and Main in Roselle, Park Street Crossing features 62 luxury condominiums. In all, shoppers can choose from 18 one- and two-bedroom condominiums. Base prices range from $179,900 to $465,900, while sizes vary from 896 to 2,171 square feet. Buyers can take advantage of price incentives available for a limited time and purchase a new condo for less than $200,000.

    Among the standard inclusions are a breakfast bar or eat-in kitchen, an in-home laundry room, walk-in closets, heated indoor parking and a private balcony. The building also provides radiant heat through the floors, a feature that maintains more even temperatures and increases energy efficiency. Monthly association fees ranging from $140 to $311 include the cost of water, refuse removal, and gas for cooking, laundry and heat.

    Park Street Crossing residents won’t even have to venture far to work out, because Anytime Fitness occupies one of the retail spaces at the building’s street level. The first floor includes a separate building with approximately 8,000 square feet of retail space, bringing shopping and local conveniences even closer to home. Also, residents are within walking distance of the Roselle Public Library and village services, while Woodfield Mall and Stratford Square shopping are just a short car ride away.

    Park Street Crossing is located at 225 E. Main St., at the corner of Park and Main, just one block south of Irving Park Road and one block east of Roselle Road.
