Buying a duplex can afford a great opportunity to enter into home ownership and real estate investment simultaneously.  Many people who could never afford the 20% down payment required of investors, may be eligible for traditonal financing with as little as 3.5% down, as long as the property is 1-4 units.  Some lenders allow rental income to be included for qualifying purposes.  Living in one side and renting out the other can be a great way to offset some or all of the costs of homeownership.  There are added tax benefits to owning rental income as well.  Contact me if you're interested in exploring duplexes in Austin: 512-228-9111

Hey Jen,
Very good topic for a blog. Many people don't understand the value of owning a multi-family property. Plus as you move out and up someone else pays for the whole thing for you. Good post.

Thanks Phillip! Since the average American homeowner moves every 3 years, it is important to look at most real estate purchases from an investment perspective as well.
