15 year fixed mortgage rates have dropped to 4.00% fixed rates on average with 720+ credit scores and 20%+ down payment or equity.  Home buyers and refinancers can get a lower rate with more than a 20% down payment or equity, and 800+ credit scores.

15 year fixed mortgage rates drop to all time lows
This weeks FED's announcement to buy 600 billion dollars in Treasury notes sent initial treasury market prices higher, and mortgage backed securities prices higher.  Friday's bond market activity saw a reverse, but a very light selloff which stabalized prices.  Current Mortgage Rates are at all time lows for 15 year fixed mortgage rates now due to that.

With mortgage rates at ALL time lows now is really not the time to "sit on the fence" or delay making application for a mortgage.  The Feds have delivered an unbelievable early christmas gift to those looking for home financing options and low mortgage rates.

thanks Rick. I can't below how low current mortgage rates are. I've been in the mortgage business since 1994 and never ever thought I would see mortgage rates this low.

With 15 year mortgage rates this low people should be going to 15 year fixed mortgages, and potentially saving hundreds of thousands of dollars on higher mortgage amounts.
