My credit score is just over 640 according to the mortgage broker I am working with on my refinance. Does this make the rate higher from FHA? They have increased my rate from 5.25 to 5.5 because my score is less than 680. Does FHA do that? thanks.
Hello Audrey, the fha streamline rate for 30 year fixed today is 5.0%. There is an adjustment to the price - not the rate - for the credit score less than 660 and is 1/4 point. The credit score adjustments are from secondary marketing, not FHA. FHA does not set the rate or the price or the closing costs on the loan. The rate is still 5.0% with my company. There are no points with this rate but there are adjustments for loan amounts less than $75,000.
