James Island Real Estate News:  Home sales up 6%  

A new report for the Charleston Association of Realtors shows that 657 homes were closed in the region in December -  a 6% increase over December 2009.

This new surge in sales has created some optimism among real estate professionals looking forward.

James Island Real Estate News: Foreclosed Homes Could Top 1 Million

More than 1 million American households are likely to lose their homes to foreclosures as lenders work through their massive backlog of borrowers who have fallen behind on their home loans.

In the first six months of 2010, nearly 528,000 homes were taken over by lenders. Some of these foreclosures come from the James Island and Charleston Real Estate inventory. At this rate, eclipsing the $900,000 foreclosures during 2009, is all but assured.

James Island Rich with History

During the 19th century, plantations were built on James Island, along with the development of the village of Secessionville, a summer retreat for plantation owners. Indigo, cotton & rice were cultivated and the raising of beef cattle was quite lucrative. Numerous battle sites and historic buildings, including former slave quarters are still here today.

The Civil War began on James Island the morning of April 12, 1861. The Confederate Forces at Fort Johnson fired upon the Union occupied Fort Sumter. Both forts were located on the island’s northern shore. Much of the fighting in the Charleston area during the remaining years of the Civil War occurred on James Island and it’s close neighbor, Morris Island, as Union troops tried to invade Charleston from the south from their base at Folly Beach.

After the war, the large plantations were no longer working and small farms began to be the norm. This remained true until the 1960’s. The opening of the James Island Expressway or James Island Connector in 1993 made the island much more accessible and a prime location for development.

Folly Beach Weekly Real Estate News: Goodwin Wins Folly Beach Mayor Seat

A record voter turnout produced an outright winner in Folly Beach’s 3 way race for mayor! City councilman Tim Goodwin won the mayor’s seat with a big win over incumbent Carl Beckman. Goodwin netted 56% of the votes cast in the mayor’s race.
