Denver's September real estate statistics show that the current inventory of homes has dropped off dramatically to 15,533, more than a 1000+ homes since August. If your a Seller this is great because there are less listings to compete with, if your a Buyer keep in mind that new listings are rare during the fall. Homes under contract dropped 15% from August to September which signifies the summer buying season is over. The number of homes that sold in September also dropped 16%. Entering the fall season I expect the number of homes sold to drop into the lower 3000s. Compared to September 2010 the market has 32% less homes for sale, 5% more homes under contract and 12% more homes sold. 2011 looks like it will be a much healthier market than 2010.
