  • New Haven Real Estate - Market Report For 1st Quarter - 2013

    Here is a brief snapshot of the New Haven real estate market for the first quarter of 2013.  This market report includes all single family homes and all foreclosures and short sales as well.

     

    Homes sold:  48  

    Average Days on Market:  99

    Average List Price:  $109,392

    Average Sales Price:  $105,657  (97% of list price)

    Median Sales Price:  $94,900

     

    What does this information tell us about the market for the first quarter?  It's pretty good!  Sellers in New Haven are getting 97% of their asking price on average.  That's nothing to sneeze at.  The only thing I see that I don't like is the 99 days on market.  That's just over 3 months on the market before you get the home under contract.  I'd like to see that number a lot lower than it is.  The price range for these homes start at $31,500 and goes all the way up to $295,000.

    Average List Price:  $107,444

    Median List Price:  $94,900

    The price range for these homes start at $20,000 and goes all the way up to $399,000.

    Here is a quick look at the statistics on homes sold in New Haven in 2012.

    Homes Sold:  191

    Average Days on Market:  80

    Average List Price:  $108,295

    Average Sales Price:  $104,383 (96% of list price)

    Median List Price:  $104,500

    Median Sales Price:  $97,500

    Lowest Sales Price:  $18,000.  This home was a foreclosure and features 3 bedrooms, 1 bath, 1,072 square feet, and had a ton of potential.  It was only on the market 35 days before somebody snatched it up.

    Highest Sales Price:  $314,210.  This home in Landin Parke Subdivision features 5 bedrooms, 3.5 bathrooms, 3,135 square feet, and was a new construction build job by Delegrange Homes.

    FAVORITE SALES PRICE:  $245,000.  Why is this my favorite?  Because I had the buyer on this incredible home on 6.5 acres.  This was probably the toughest deal I ever put together.  From the negotiations on price to the failed septic system...  we went through hell but we got it done.  Here is a view from the sky on that one...

    So what does this report tell us about the New Haven real estate market?  Average days on market is great at 80. Sales price at 96% of list price is also very good.  I would say that the market is strong for both buyers and sellers.

    New Haven Real Estate Monthly Market Report.  Homes Sold In New Haven in September of 2012.  Here is a look at what happened in September in the New Haven real estate market.  

    Homes Sold:  20

    Average List Price:  $122,972

    Average Sales Price:  $120,321 (98% of list price)

    Median List Price:  $123,950

    Median Sales Price:  $124,487

    Lowest Sales Price:  $21,000 (3 BR 1 Bath 960 Sq Ft Home that was a foreclosure.)

    Highest Sales Price:  $314,210 (5 BR 3.5 Bath 3,135 Square Foot Home in Landin Parke Subdivision)

    Average Days On Market:  68

    What does the report tell us about the New Haven real estate market in September?  Homes are selling for 98% of list price, which is GREAT for sellers in New Haven.  Average days on market it pretty good at 68.  Overall the New Haven market is doing well in my opinion.  It's both a buyer's and seller's market.

    TWO YEARS!!!!

    If you read our blog regularly, you know that we like to toot our own horn when we sell a home quickly.  Well, that is not the case here.  We listed this New Haven home last year and it expired in the fall.  We listed it again this spring and finally and thankfully... it closed today.  WHEW.

    The sellers weren't extremely motivated, and they were willing to hold out to get the price they wanted.  They were patient and very easy to work with, and we are definitely thankful for that.

    The home is a beautiful one.  3 bedrooms, 2 full baths, almost 2,000 square feet, a gas fireplace, cathedral ceilings, huge windows for lots of natural lighting, and a lake lot are a few of the highlights on this home.

    Congratulations to our happy (and patient) home sellers.  :)
